There’s the smallest inkling of spring in the air!

I have been seeing lots of sellers act proactively when it comes to getting their homes ready for the market… Here’s a timeline tip for you:

🔥 If you need your home to be sold by June or July, you don’t need to wait until May to get it on the market.

⏰ Listing properties in early March that need to be sold by June.

🏡 While every home is different, the local Lincoln county average days on market is currently 43 days.

📆 Homes typically take 30-45 days to close AFTER we’ve found a buyer. With a June 1 close date in mind, you need to be under contract by early May at the latest.

☀️If you’re eyeing summer 2026 as a target sale timeframe, the time to get prepped is today!
