Spring buying/selling season is here. 3 months of inventory is a balanced market.

Buyers - Compared to long term history, interest rates are good, but feel pretty high compared to the last few years. on the flip side of that coin, a trend we're seeing is buyers are getting some concessions (closing costs, buy downs etc) from seller on deals.

Since 1975, the average 30-year fixed home loan interest rate has fluctuated wildly, peaking near 16.63% in 1981 and dipping to a historic low of 2.65% in early 2021. While rates averaged over 12% in the 1980s, they generally declined over the following decades, averaging in the 4% to 6% range during the 2010s and early 2020s.

Sellers - Days on market is sluggish at 79 days (or more!) but, prices are still up year over year bringing more equity to you at the closing table.
