🍂 What’s Up With Real Estate? — Quick South Orange County Market Snapshot 🏡

Rate drops + fewer active listings + rising sales — sounds contradictory, I know. Here’s the straight-forward take and what to expect as we head into the holidays:

Mortgage rates have edged lower recently, opening the door for more buyers to consider moving — but many are still cautious.

Inventory and new listings often fall heading into November–December as sellers pull homes off the market for the holidays, which tightens choice for buyers. (That seasonal pullback is normal.)

Historically, home sales slow down going into the holiday season — pending activity and buyer traffic dip, and days on market tend to increase in December. Expect fewer showings and a longer marketing window for homes listed late in the year.

Even with short-term seasonal slowdowns, a lower-rate environment can push more buyers off the sidelines — which is why you may still see month-to-month sales gains despite the holiday effect.

Under this new law, landlords must provide a working refrigerator and stove in all new, renewed, or amended residential leases. These appliances will now be considered essential for habitability under California law.

Pacific Coast Properties is a niche boutique full service real estate firm, founded in 2000, in the small coastal town of San Clemente, California. Seeing a big shift in market activity and unusual growth at that time, P*P realized the need for more personalized, one-on-one real estate services.
