A slower market does not always mean a weaker market.
Sometimes it simply means buyers are becoming more intentional.

San Clemente inventory remains extremely limited, with only 1 month of inventory available. At the same time, median days on market increased to 35 days. Buyers are taking more time before making decisions, but strong pricing continues to hold steady at a $2.9M median list price.

What we are seeing locally is a market that rewards preparation, strategy, and presentation more than ever before. Homes that are positioned correctly are still attracting serious attention, while overpriced or underprepared homes are sitting longer.

That is up 6% week over week and 2% higher than last year. At the same time, mortgage rates are lower than they were a year ago.
