Mortgage rates moved to new 2026 highs last week and were as volatile as forecasted in last week's commentary. Rates pushed higher as bond yields reached 20-year highs and oil prices remained elevated.

𝗧𝗵𝗶𝘀 𝗪𝗲𝗲𝗸'𝘀 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗙𝗼𝗿𝗲𝗰𝗮𝘀𝘁: 𝗥𝗮𝘁𝗲𝘀 𝗰𝗼𝘂𝗹𝗱 𝗴𝗲𝘁 𝘄𝗼𝗿𝘀𝗲 👎
Mortgage rates are likely to continue moving higher this week, pushed up by rising energy costs and speculation that the Fed will hike rates twice more this year. There is a slim chance rates could hold or improve slightly if something positive happens in the Middle East that helps oil prices fall, but the odds aren't great.

📈 𝗪𝗵𝗮𝘁’𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸:
•Middle East: Oil prices and headlines surrounding talks between the U.S. and Iran will continue to play a big role in mortgage rates this week.
•Jobs data: There are multiple jobs reports this week, but Friday's BLS jobs data will likely have the biggest effect on mortgage rates. Signs of a strong labor market could push rates higher by increasing speculation that the Fed will continue to hike its policy rate.
•Bond yields: Crushing amounts of government debt have investors demanding higher yields on Treasuries, and the rising 10yr Treasury yield plays a big role in mortgage pricing.

A low interest rate can be great, but it’s not the only thing that decides if a home fits your budget.

You can get a low rate on a home that is still too expensive. If the monthly payment is too high, the home may not be right for you.

So don’t just ask:

“What interest rate can I get?”

“𝗖𝗮𝗻 𝗜 𝗰𝗼𝗺𝗳𝗼𝗿𝘁𝗮𝗯𝗹𝘆 𝗮𝗳𝗳𝗼𝗿𝗱 𝘁𝗵𝗶𝘀 𝗽𝗮𝘆𝗺𝗲𝗻𝘁 𝗲𝘃𝗲𝗿𝘆 𝗺𝗼𝗻𝘁𝗵?”

A low rate is great, but a payment that fits your life is even more important.

Mortgage rates continued to rise last week, although they did improve a bit after hitting their worst levels following the Fed meeting. The Fed raised its policy rate as expected, which mortgage rates had already priced in, but forecasts for more rate hikes this year helped push mortgage rates higher.
