Here are photos of the 2 tables management installed a few year ago. The tables basically looked like this at the end of the first season, all twisted. The reason is, the raw pine table kits were dropped off in the picnic area, un assembled with out being stained. The wood sat in the rain for a week. By the time maintenance returned to assemble and treat the table kits, the wood had already started to twist.
I don't recall anyone ever being able to use the table.
Today, I see a new, bare wood table sitting in the picnic area also untreated, no stain. Unbelievable!

Speed bumps. I noticed in the minutes from this year‘s annual meeting that we purchased one new speedbump in 2021 and two new speed bumps in 2022 for a cost of $750.
First question is what is wrong with these three speed bumps that have been on the side of the shed since fall of 2021. See photo.
Second question is why do we have speed bumps at all in such a small parking lot. You will not see this in any other condo association of the size.
Third question why is it we only need speed bumps six months out of the year. We don’t seem to have a speeding problem from November 1 to mid May.
I estimated cost the association between $300 and $400 to install and removed these speed bumps each year.
Then there’s the signs posted to say speed bump. I would estimate between $100 $150 for the purchase and installation of that sign.

Another year and no annual report.
No communications.
Interior and exterior property are a mess.
How would you rate our management company??

Has anyone else noticed the deteriorating condition of the common area hallways.
Carpets are filthy, stained and smell.
I don’t believe they have been shampooed since installed new.
Woodwork, walls, doors Are filthy dirty and sticky.
It’s been less than five years since the association spent between 30 and $40,000 on the hallways. What a shame!

Looks like there will Not be a 2020 annual meeting this year. I would think the trustees would at least send out a annual report.
Has anyone received a hardcopy or electron copy of an annual report?
