One of the youngest home buyers I've ever had the pleasure of assisting was only 19 when she purchased! There were a numbers of things that enabled her to do this but 3 in particular that were most critical:

1. Budget Friendly Location:
At 19, she is still establishing her career so a budget friendly area was key! We found the perfect, move-in ready house for $120,000

2. Lender Programs:
She was eligible for down payment assistance, which allowed her to set aside other funds for emergencies

3. Loan Repair & Closing Cost Negotiations:
With an FHA loan, there are various additional requirements that can be tricky to accomplish in lower price ranges but we worked with the seller to get these repairs done & closing costs paid.

The key to this success story was working diligently with the lender and I, the agent, to ensure we had the right property and situation before spending time and money on a bad situation!

📰🚨Local Market Stats! Check the pulse of this growing city's real estate market 👀 In the month of May alone, 46 residential property listings expired compared to only 28 sold. Making sure a listing is competitive is imperative to getting it SOLD!

Known for its small-town charm with a developing social scene and a prestigious university, locals love the range of restaurants and shops but also the peaceful setting with a backdrop of cattle farms and rolling hills.

It's the little things like the Saturday farmer's market, ice cream at Bud & Cheryl's, antique car meet ups, and downtown parades that add to the appeal.

Real estate is still more affordable here compared to nearby cities and especially compared to metropolitan areas that many out-of-staters are "fleeing" due to the rising cost of living.

This large piece of real estate just off of the Danville bypass is available for anyone looking to expand their operations!

The main warehouse is a 20,000 sf manufacturing facility (100' x 200' ) designed for 25,000lb overhead crane capability with 1200 Amp Service (240V Delta), 3 (12'x14') overhead doors and 1 employee restroom. An expansion area attached on the North side of the main warehouse, currently used as a machine shop, adds an additional 7,500 sf (75' x 100') of warehouse space with 600 Amp Service (480V Delta) and 2 overhead doors (10' x 10' and 10' x 16'). A new 640 sf luxury break room with a full kitchen, sophisticated refinished hardwood walls, jalousie windows and a modern design concept - ideal for a showroom or high-end consumer-facing space. Also 100 Amp Service An additional employee restroom is also roughed-in.

Attached to the main warehouse is a 3,000 sf (100' x 30') showroom equipped with main entry/front desk area, 1 men and 1 women restroom and a 1,130 sf apartment residence for an on-site employee(s) or tenant. Residential apartment has a full eat-in kitchen with appliances, 3 beds, 1 full bath, a laundry/utility room and a substantial storage space at the rear. Apartment was originally used as executive offices and a break room and could be converted back.

A second separate climate-controlled storage building (built in 2018 -- currently used as a kiln) has (3) 1,000 sf units (3,000 sf total) with sliding doors, spray foam insulation, LED lighting and 1800 Amp Service (240V Delta). Property is monitored by cameras and motion sensors connected to a built-in alarm system, and there is a framed-in security or manager's booth in the warehouse. Full 6.76 acre property is fully fenced (chain link) with an operable gate. There are approximately 15-20 paved asphalt parking spaces in the front of the primary warehouse/office space and an additional approximately 50 parking spaces in a separate gravel lot near the property's entrance. A large portion of the acreage is vacant land, currently used as a lumberyard.

Danville, the county seat of Boyle County, Kentucky, is a center of population, business, medical, employment, industrial, manufacturing and entertainment for Boyle County. The city is located on US Highway 127 and US Highway 150, approximately 80 miles Southeast of Louisville and 30 miles Southwest of Lexington.
