It officially became fall at 5:05 this evening.

The leaves are just starting to turn, the nights are getting longer, and there’s a chill in the air that wasn’t there this morning.

With the cost of living continuing to rise, a warm coat isn’t something everyone in our community can take for granted. That’s why we’re hosting a One Warm Coat drive, a chance to pass along gently used coats to neighbors who need them as the temperatures drop.

More details soon. But if a closet clean-out has been on your mind, now’s the time.

If you know me you know it’ll be a fun event with some giveaways, snacks and more. Stay tuned!

Officially open at 4366 Fitzwilliam Dr in Dublin, and the neighborhood welcoming committee has already stopped by. 🐈

We had a great turnout yesterday, and I’m back today with the doors open. Come take a look before halftime.

2 bedrooms, 2 bathrooms, great natural light, smart home features, and apparently very friendly neighbors.

Come see me. The cat may or may not still be on duty. 🏡🏈

One of the things I love most about working with Engel & Völkers is something I don’t think most people realize.

Yes, we’re global — over 30 countries, hundreds of offices, a network that stretches across oceans. But we’re also deeply local. Boutique in how we show up for each client. Present in the communities we serve. You feel it the moment you walk into any one of our offices.

Including, as it turns out, this one.

My client sent me these photos from Rapperswil, a quiet, centuries-old village on Lake Zurich. No grand metropolitan skyline. Just cobblestone streets, medieval towers, and tucked among it all, an Engel & Völkers office. Same brand. Same philosophy. Same care.

Half a world away, thousands of miles and a seven-hour time difference, and they thought of me. Stopped to snap these, reached out just to share the moment. That’s not something you take for granted.

The global reach is extraordinary. But it’s the small, personal connections — the ones that cross time zones — that remind me why I do this. Thank you Mary Beaumont 🤍

Today is National Voter Registration Day.
A quick reminder that registering to vote takes just a few minutes, and it matters more than ever.

If you’ve moved, changed your name, or just haven’t checked your registration in a while, today is a good day to do it.

Most second-home conversations start with one destination. A place you love, a place you keep going back to.

But here's what I've been seeing shift: clients want variety without the headache of managing multiple properties, bookings, and unfamiliar spaces.

Pacaso just launched something interesting — Swap. It lets co-owners trade stays across their global portfolio. So if you own a share in Napa, you could swap a weekend for time in Park City, London, or Cabo. Same management standard, same design quality, same level of care every time.

And here's the part that surprises most people: this is real estate ownership. Co-owners hold title to their share, and it's financed just like a primary mortgage. Traditional lenders, competitive rates, potential tax benefits. It's not a timeshare. It's not a membership. It's a second home you actually own, with the flexibility to use it far more often than a single property would allow.

For anyone weighing whether a second home is worth it, this is worth a conversation.

Have you been thinking about co-ownership? I'd love to hear what's on your mind. Browse my link to see what's available. https://lnkd.in/ghGTygD3

One home. Dozens of destinations.

Pacaso’s Swap feature lets co-owners trade stays across 40+ locations worldwide. Same standard of care, same white-glove management — but with the freedom to explore somewhere new when the mood strikes.

Here’s what most people don’t realize: co-ownership is real property. Financed like a primary home. Traditional mortgage, title in your name, potential tax benefits. Not a timeshare. Not a membership. An actual second home with built-in flexibility.

If you’ve been curious about how this works, happy to walk you through it.

Twenty-five years later, I still remember exactly where I was on the morning of September 11, 2001.

I was in New York City, staying in Times Square for a trade show at the Javits Center. I wasn’t yet in real estate—it was another job, another chapter, another life.

I woke that morning to a phone call from my dad, who was home on the West Coast. He was the one who first told me something had happened and asked where I was and how close I was to the Towers.

At that point, only the first plane had hit.

I turned on the television in my hotel room and watched the tragedy unfolding, but I don’t think any of us yet understood the significance of what was about to happen.

I decided to go for a long walk through Central Park before my afternoon shift at the trade show. And strangely, the Park still felt completely normal. People were walking, talking, going about their morning.
It wasn’t until I exited the Park and began walking back toward my hotel in Times Square that I realized something was very, very wrong.

I was the only person walking toward the center of Manhattan.

Everyone else was heading in the opposite direction—flooding out of the city.

I returned to my hotel room and turned on the television.

And then I began to witness the devastation that we all know now.

I was in shock—not only at what I was seeing, but at the realization that I was physically there, in the city where it was happening.

The days that followed are somewhat of a haze now. Time seemed to move slowly. We waited for news of survivors. We looked for ways to help. We tried to give blood, only to learn that there was no immediate need because so few survivors were being found.

Times Square was eerie. Empty. Nearly silent. The tourists, the traffic, the energy and constant buzz were gone. Few businesses were open, understandably.

I was there for business, but there was no business to be done.

I had packed professional suits, not clothes for an extended stay. As the days passed and I waited for a way home to the Bay Area, I found a few open “tacky T-shirt” shops and supplemented my wardrobe with what else? “I Love NY” T-shirts.

This is why I love what I do. Finding properties that actually stop me in my tracks. And this one is right here in the Bay Area.

15 Via Del Arroyo in Napa's Montecito Heights is a newly completed compound with 4,359 sq ft across a single-level main residence and a detached guest home. The arrival sets the tone – 18-foot ceilings, walls of glass, and a view straight through to the landscape.

Wolf, Miele, SubZero throughout. Wine room for 600 bottles. Primary suite with a spa bath where the soaking tub and shower become one seamless space. Every bedroom opens to its own patio. Outside, a resort-style pool, covered dining pavilion, outdoor kitchen, and mature landscaping that makes it feel like it's been there for years.

If you've been thinking about what's possible in Napa, this is worth a look.
