With the spring market booming, the kids had to step in for today’s Friday Tea… but here’s the version with the numbers they didn’t cover.

In Q1 2026, list‑to‑sale ratios are telling: East Danville is basically full‑ask at **99.8%**, West Danville is still averaging **101%** over list, and Alamo and Lafayette are the overachievers at roughly **105%** and **104.9%**.

Days on market have also dropped sharply year over year: East Danville from 17 to **13 days**, West Danville from 14 to **10 days**, Alamo from 23 to **9 days**, and Lafayette from 19 to **10 days**—a classic sign of strong demand in commute‑friendly neighborhoods.
