🏡 San Ramon: Median price $1.4–$1.5M, about 29–36 days on market, 760+ sales and still strong demand.
🏡 Danville: Median price $1.8–$1.87M, many “hot homes” selling in under 2 weeks in a very competitive market.

Overall, 2025 felt more balanced — less frenzy, more strategy. Buyers had a little more time to think, and well-prepared, well-priced homes still did beautifully.

This wasn’t your average real estate transaction. I was referred to a couple going through a divorce after 20 years of marriage.
