Something worth knowing about if you're in the East Bay this weekend!!

The Bizerkeley Food Festival is back for its 6th year in downtown Berkeley on September 6th. 70+ vendors, live music, and apparently emotional support alpacas this year. Vegan or not, the food lineup alone is worth the trip. 🌿

We've watched agents grind for years thinking more hours would fix everything. More calls, more open houses, more everything.

And some of them were genuinely working hard. The problem wasn't effort. It was that they were doing it largely alone, without real support, without leadership that showed up, and without a team that made them better.

The right environment changes everything. Who you're surrounded by, who you can call when a deal goes sideways, whether leadership is actually in it with you — that stuff compounds over time.

Quartz countertops used to move the needle. Now buyers see them and keep walking.

Shaker cabinets, subway tile, barn doors, open shelving — all of them had a window where they genuinely elevated a space. That window has closed. Which means if you renovated in 2018 and you're pricing based on those upgrades, you might be surprised by what the market thinks they're worth in 2026.

Four groups through an open house on a weekend in a seller's market is not bad luck. It's a setup problem.

The photos didn't do the home justice. The price made people hesitant before they even showed up. It went live on a Monday instead of a Thursday. Nobody did any outreach before the weekend. We've watched genuinely great homes sit because everything leading up to the open house was treated as an afterthought.

Fall buyers are serious, but they're also paying attention.

A home that's been sitting since September with no price reduction is a home buyers approach with suspicion in October. They wonder what's wrong with it, even when nothing is. The longer it sits, the harder that perception is to shake.

📍 Ones Cafe & Bakery in Park Street, Alameda. The lemongrass chicken croissant and ube pastries are the ones getting all the attention and they earn it. Go on a weekday if you can.

📍 Palmetto Superfoods in University Ave, Berkeley. Superfood bowls that actually taste like something. Mid-morning is the move.

📍 Starter Bakery in Solano Ave, Albany. Beignets and kouign amann that are genuinely hard to forget. Get there early before the good stuff runs out.

The East Bay really doesn't make it easy to eat badly!! 🥐
