The importance of properly flashed roof pe*******ons.
Flashing for an asphalt shingled roof should be shingled over on the top and sides, but the flashing on the bottom should be on TOP of the shingles so water can shed properly. (Shown in the drawing). If it is not, water can get under the shingles and make contact with the sheathing.
Over time, the sheathing deteriorates as shown in the photos. This one has been leaking for quite some time for the sheathing to be deteriorated this bad.
Some will say that a good sealant will work as well as a properly installed flashing, but I beg to differ. I have not seen a sealant yet that will last as long as the shingles do and when it fails, water will make its way in. If sealant is used, it needs to be monitored regularly and replaced from time to time before the shingles get replaced. It will crack and separate from the shingles and pe*******on material.
Any roof pe*******on on an asphalt shingled roof should be flashed like the drawing. Usually by the time you realize you have a leak, the sheathing is in poor shape as well as the insulation below it and the ceiling in the living space.
Unfortunately, I see incorrect flashing all the time. The damage caused by incorrect flashing could lead to repairs that could easily exceed the price of your home inspection.
Don't skip the inspection, it can save you a lot of frustrations down the road.
