One $1.65M home went pending in 3 days. Another $2.8M estate just took a $204,000 price cut after 113 days of sitting. Same week. Same zip code. Two completely different stories about who's winning in 95762 right now.
The takeaway from this week's hotsheet (88 listing activities, 33 new, 19 price drops, 10 pending, 20 sold): EDH isn't a soft market. It's a selective one. Move-in ready and priced right is flying off the shelf — 99% sale-to-list ratio on closings, 18 of 20 closing at or above original list. Tired and overpriced is sitting until the seller meets the market.
