☀️ California 🏡 Housing affordability on the rise!

Good news for the California housing market: 22% of the state’s households could afford a median priced existing single family home in Q1 2026, up from 19% a year ago.

To comfortably manage the $5,120 monthly payment - covering principal, interest, and taxes on a 30-yr fixed mortgage at 6.24% - California Association of REALTORS reports that buyers required a minimum annual income of $204,800.

Statewide, a detached, existing single-family home in California fell for the 3rd consecutive period to $843,390.

🏠This stunning newly built townhome is a perfect match for my clients! Fully paid solar and the clear view of the mountain from the 2nd floor balcony are the plus! It is a townhome so it comes with land. I notice many condos were advertised as townhomes, which is somewhat deceiving to buyers. Buyers should make sure what they are buying is a townhome or a townhome style condo. Many sellers do not even know whether they live in a townhome or a condo. That is very surprising to me. Due to Condo review, lending usually take more time for condos. There is nothing wrong with townhome style condo. I mean buyers should know what they are buying, that's all. Look for a prelim. 😎

One key factor to watch is the HOA's master insurance coverage. If it is inadequate, it can make both buying and selling significantly more difficult.

Be sure to check whether the condo is warrantable under Fannie Mae guidelines. If it is considered unwarrantable, conventional financing may not be an option - limiting the pool of eligible buyers and impacting the transaction.
