🏠 Buying or selling a condo these days? It is tough! Do you know why?
The condo associations (HOAs) must inspect exterior elevated wooden structures, like balconies and decks and it also includes a clubhouse and other common areas. It seems there will be even more rules by Fannie Mae and Freddie Mac!

According to this article, the new rules require more thorough reviews of the HOA finances as well as the building's condition. The new rules also mandate that the HOA carries more reserves for maintenance.

Thus, condo owners may see the HOA fee increase and condo buyers may experience difficulties in obtaining a loan.

Therefore, it is wise that buyers obtain condo docs as early as possible and closely work with the competent loan officer for a smooth transaction. Condos that fail full condo review or lose warrantability complicate the purchase dramatically.

Califonia Association of Realtors reported that the median price for a 🏡single-family home in California is $930,260 as of May 2026. The record is a 2.3% jump since April 2026, which is more than double the historical average increase between the two months.

In the Bay Area, the region also set a record high last month with a median price for a 🏠 single-family home at $1.45 million — a 3.6% jump from April.
