You found the “Start Here” post. Gold star ⭐️ (for my fellow overachievers) Before you scroll my grid and try to piece me together, let me save you the detective work 👇🏻 (ain’t nobody got time for that)

• I’m a wife, mom, believer, homebody and Realtor (the most basic yet accurate description that will stand the test of time - it me)

• 13 years in real estate, 170+ families helped, $200M+ in sales. I stepped back in 2020 to start our family and rebuilt everything in May 2023. Then I had another baby this past April (we’re fairly certain we’re done 😂). I never stopped working, but am officially back on the gram - running on coffee and good intentions.

• Every aptitude test I took said “Data Analyst.” Not far off from what I do at night: me, my office, tea and sour candy, analyzing everything (market stats, trends, marketing). Data is knowledge, knowledge is power, and power is confidence. (My new robot assistant, Bert, makes this part INFINITELY easier)

• I’m a 4th gen East Bay native and I’ve lived in 10 of the 16 cities I serve, so I can help you find the city that fits your lifestyle.

• You’ll start seeing more general East Bay posts from me. As I’m sure you know, almost nobody buys one home here and stays forever, because the prices don’t allow it. Most buy their first home, build equity, then move up to the next city. We’ve lived those steps, and I’ve helped many families through them, so I can tell you what each stop is really like and what not to do along the way.

• I want Dr Pepper injected into my veins at 3PM every day, am on a mission to make our home decor (this years theme is banners), am on year 3 of trying to read the Bible in 365 days and failing (again) and truly find joy in being a mom and a homemaker.

I’m really trying to romanticize our life this season. Not the vacation version, the Tuesday version. Grocery shopping counts.

I’ve taken my kids along for six years, and recently it was just me and the baby. I missed having my little buddy by the second aisle. So now im leaning into enjoying it, since it clearly won’t last forever.

A recent Sunday sermon focused on Ecclesiastes 3 - about how there’s a season for everything, and that it’s on us to actually enjoy the mundane along the way. So this season, we’re trading some grocery store items for the farmers market and heading out as a family, and im attempting to build our meals around whatever’s in season (wish me luck 😂)

51 fruits and vegetables are in season in the East Bay right now. Fifty-one. Apples are back, pumpkins are everywhere, and Brussels sprouts finally taste like they want to be eaten (rare, for them). Fun fact: almost all U.S. artichokes come from California, most from Castroville, less than two hours from here. (I feel like we need to visit to see for ourselves).

Life lately 💚 September edition

Having two kids with birthdays in the same month within a week of each other is no joke. Trying to simplify the birthday celebrations and note sure we accomplished that this year 😂

5 months postpartum and I’m finally wearing make up again. Quit my nails - who has the time?! Not really sleeping. Losing all of my hair all day 😂 but honestly soaking it all in! So greatful to have healthy happy kids

Also really trying not to put their faces on here which is challenging because most of my pictures and life are them! So weird. But also… im not just a mom (or a realtor). So maybe more regular stuff (like my fridge door breaking on contact) is what is actually relatable 😂

Coming back to the gram slowly but surely!

Rates hit a one-year high (let’s blame the Fed). Prices, on the other hand, have been sliding for months.

Here’s the part nobody’s talking about: most buyers set their budget by looking at what homes sold for a year or two ago. Prices were higher then, so many of my buyers already have extra room in their budget. The rate bump isn’t as big of a hit to them.

More good news for buyers:
Sellers are offering credits to buy down your rate.
I pulled 68 expired and withdrawn listings from the past year for a client, and about 30 still haven’t sold. We’re reaching out to those owners and their realtors directly.

Higher rates, lower prices, motivated sellers. That’s a market of opportunity (sorry, sellers).

Marry the house, date the rate - cringe but true.
