Cal Fire just released new wildfire hazard maps, and the changes could impact home values, insurance rates, and even property maintenance laws.
📉 Oakland’s Fire Risk Dropped – But Why?
Back in 2011, 10,800 acres were considered a very high fire risk. Today? That number has plummeted to just 1,945 acres a massive 82% decrease. Some of this is due to improved fire mitigation, but either way, this could mean lower insurance costs and fewer construction restrictions in Oakland specifically.
Orinda’s Fire Risk Skyrocketed
Orinda wasn’t so lucky. The city’s very high-risk zone more than doubled, jumping from 2,400 acres to over 5,200 acres. And when you factor in moderate-risk zones, over 6,900 acres are now flagged. This could mean higher insurance rates, more lender restrictions, and new “Zone 0” rules requiring defensible space around homes.
Other Bay Area Cities Impacted:
▪️ Cupertino: High-risk zones surged from 16 acres to 1,053 acres
▪️ San Jose: More than 7,000 acres now flagged as high-risk
▪️ Morgan Hill: Risk shrank slightly but still has over 1,400 acres in at-risk zones
