That new car might fit your budgetโ€ฆ

But it could still get in the way of buying a house. ๐Ÿ˜ฌ

When you apply for a mortgage, mortgage professionals look at your monthly debt. A new car payment adds to that debt and can potentially lower how much home you qualify for, even if you have good credit.

So if buying a house is on your radar, talk to me ๐—ฏ๐—ฒ๐—ณ๐—ผ๐—ฟ๐—ฒ you head to the dealership.

The order matters. ๐Ÿก๐Ÿ”‘

Mortgage rates are likely to continue moving higher this week, pushed up by rising energy costs and speculation that the Fed will hike rates twice more this year. A low interest rate can be great, but itโ€™s not the only thing that decides if a home fits your budget.

You can get a low rate on a home that is still too expensive. If the monthly payment is too high, the home may not be right for you.

So donโ€™t just ask:

โ€œWhat interest rate can I get?โ€

Also ask:

To answer that, we need to look at the full cost:

๐Ÿก Home price
๐Ÿ’ฐ Down payment
๐Ÿ“ Property taxes
๐Ÿ›ก๏ธ Home insurance
๐Ÿข HOA fees
โœจ Possible help from the seller

In some cases, the seller may be able to help pay part of your closing costs.

A low rate is great, but a payment that fits your life is even more important.

Mortgage rates continued to rise last week, although they did improve a bit after hitting their worst levels following the Fed meeting. Mortgage rates are tough to forecast this week and could be volatile. Rates will be influenced by oil prices, Middle East headlines, and news from the UN General Assembly. Expect some day-to-day movement, but rates are unlikely to move much higher or lower by the end of the week.

If oil moves higher, mortgage rates will likely worsen, but if oil continues to fall, it could help mortgage rates improve.
โ€ข Headlines: News from the Middle East or the UN General Assembly about a possible deal with Iran could help mortgage rates improve this week, while further escalation could push rates higher.

Mortgage rates could push to new highs for the year this week, depending on how markets react to this week's Fed meeting and what happens in the Middle East and with oil prices. It is extremely unlikely that rates have any chance of moving lower this week.

The Fed: Markets expect the Fed to hike its policy rate this week to fight inflation, and mortgage rates have already priced in that move. If the Fed hikes as expected, it could actually help mortgage rates. However, if the Fed holds off and doesn't hike, markets could react poorly over concerns that inflation will remain unchecked, pushing mortgage rates higher. That's right, a Fed rate hike is actually favorable for mortgage rates this week.
โ€ข Middle East: Continued violence could push oil prices even higher, which would put additional upward pressure on mortgage rates.

POV: Iโ€™m reviewing your bank statement and see a random $50,000 depositโ€ฆ ๐Ÿ˜…

My first question: โ€œOkayyyโ€ฆ where did that come from?โ€

Hereโ€™s why ๐Ÿ‘‡

When youโ€™re buying a home, large deposits can raise questions during underwriting. Mortgage professionals need to know where the money came from and have documentation to back it up.

Maybe it was:
๐Ÿ’ฐ A gift from family
๐Ÿš— Money from selling something
๐Ÿฆ A transfer from another account
๐Ÿ’ผ A bonus or other income

None of those automatically mean thereโ€™s a problem โ€” I need to be able to explain and document it.

So before you move a big chunk of money around while buying a home, talk to a mortgage pro or talk to me first.

A 2-minute conversation now can save you a whole lot of headache later. ๐Ÿ™Œ

Mortgage rates continued to creep higher last week, helped along by rising oil prices and markets pricing in a possible Fed rate hike this month after Fed Chair Warsh's comments in Jackson Hole and stronger-than-expected jobs data.

โ€ข The Fed: Mortgage rates currently reflect about a 60% chance of a Fed rate hike this month, and if inflation comes in hot, that could increase. Mortgage rates rise ahead of actual Fed rate hikes, so if markets anticipate a hike after this week's data, it will push mortgage rates higher to end the week.
โ€ข Inflation data: Wholesale inflation data comes out on Thursday, with consumer inflation data on Friday. If inflation comes in hotter than expected, it could push mortgage rates up to end the week.

โ€ข The Fed: Fed Chair Warsh's Jackson Hole speech last week raised concerns that the Fed may hike rates as soon as the next Fed meeting in September to fight stubborn inflation. There is some concern the Fed may hike rates twice before the end of the year, despite upcoming midterm elections.
โ€ข Labor data: Several jobs reports come out this week, with Friday's BLS jobs report being the most important. The report will show how many jobs were created in August as well as the unemployment rate. Weak job numbers could help mortgage rates, while stronger numbers could increase the chances of a Fed rate hike in September.
