Data Center development is on everyone's mind in NEPA, and especially in my primary market of Berwick.
If a developer, utility company, or data center has contacted you about buying your property -
It's important you read this and fully understand your rights and what is happening.
This is not a normal home sale.
The people reaching out to you are professional acquisition agents that work for the developer and the developer's best interests, not yours. Their job is to secure your property for as little as possible.
NOTE: I'm not talking about the massive land grabs in Salem Township that have already closed or the pending 4,000 acres in Salem Township.
People outside of these deals are receiving letters and phone calls about buyouts, option agreements, and eminent domain. Most of them have no idea what their property is actually worth in this context; and these offers are significantly lower than what you've read about online or heard from the news.
If you've received these calls or letters, your valuation should be based on assemblage, not fair market value. Even with eminent domain.
Neighboring properties in active acquisition zones have sold for over $1,000,000, not because of the house, but because of the location and assemblage. County assessment, Zillow, and traditional comps mean almost nothing when a billion-dollar infrastructure project needs your land.
