August brought broad seasonal cooling across the Bay Area housing market, with closings declining year over year in 13 of the 14 counties covered in this month’s release, months of supply increasing in 13 counties, and price reductions increasing in 10 as the market transitioned toward fall. The last four years, the Bay Area housing market experienced a fall bump in median prices and closed transactions.

This September 2026 flip book on the status of real estate is very well researched. Remember that the data reflected is a month delayed. ex. A home going into contract in February typically closes in March.

10 years ago there was just Andy and Lindsay. They moved into the Greenly house to start their life together. 
A couple years later came a Rosey, then over the next several years, joined Poppy and Quincy.
Since the decade that they bought the little cottage on Greenly, the Jessop/Daselers outgrew their little house. 
In 2025 we started looking for their next 🏠 home. This summer we were finally accepted in the contract and in July we closed the sale of the Greenly house to a young couple, just starting their life together. I’d love to see this lifecycle. It’s one of the best parts of my job.

I sold my third firefighters 🚒 house. I love these guys. The brotherhood is often really competent at construction and they help each other 🪚🔧🔨 build/repair/ and improve each other’s homes. 🏠

Celebrating 10 years since the start of it all at Compass. Robert Refkin flew out to host this small gathering for founding agents in San Francisco. Lynda and I joined Compass when it started out with under 500 agents and has now grown to 340,000 globally. 🌎

Excellent article that shows the shaping of the Bay Area by the Indian tech community over the decades. With the new H-1B visa policy that launched last year, our real estate market is having impacts from H-1B visa holders not confidently buying homes in San Ramon due to immigration policy. What are the longer term effects of this policy and of AI on our tech workforce as it relates to home values?
