My questions to ask potential listing agents are so different, i think you will see ee the benefits of thinking differently. Set aside at least an hour, 2 is you want to go over pricing

Ask questions like you would any potential hire.
1. What did you do before becoming an agent and how does that inform your business?
2. Toughest client and why, best and why.
3. Most difficult deal and how you brought it together successfully.
4. What are your thoughts about negotiating. Do you have tactics, strategies? Give examples.
5. Do you negotiate with all offers? (Highest offer is seldom the ultimate best offer. Low offer may come up. Don't just take the offer! Whole, separate post)
6. Who is at our open houses? Who answers calls from agents and potential buyers? How does your practice benefit us?
7. How does your marketing reach more people than other agents and companies? What do you do differently from other agents to get our house sold?
8. What is your philosophy about pricing?
9. What marketing efforts do you not see results from? Which efforts are most successful? Give examples.
10. What do you expect of us, the sellers? During the week, at open house, in dealing with offers, etc.

By asking different questions, you won't get canned, memorized answers. You will see how they react to unexpected situations and you will be able to figure out which agent will be your best representative and fiduciary. This is one of your most important financial decisions. Don't just choose the agent you "like" best. Hire the best employee.

Design trends on the way out
1. All white kitchen. Too hard to keep clean, too stark. Paint the walls, bring in color.
2. Open kitchen shelving. Too hard to keep clean, must always be neat, doesn't provide enough storage. Sorry, you have to replace with proper upper cabinets. Or hang curtains or shades over them.
3. Barn house doors. No need to replace, but don't put them in. They really only go with strong farmhouse design so they are limiting and aren't always practical in use.
4. Distressed "shabby"furniture and signs. Wood furniture can be repainted to bring some order to what can seem overly sloppy and not chic.
5. Overly matched rooms that look staged rather than lived in. Buy pieces that go together but aren't necessarily the same. There are 3 black tables in the room plus the credenza. One has a spindle leg, one has bold s curves and glass, third has bold different curves and no glass, credenza has 50s modern legs. But all go together and create visual interest.

I'm sure you've all read lists about questions to ask a potential listing agent. Mine are different. I think you will see the benefits of thinking differently.

Do ethics matter?

Sorry it's a bit long, but i think context is important.
Owner Rita and neighbor Shirley had a conversation at an open house a colleague of mine was holding. An agent touring the open house overheard that the neighbor wanted to sell. That outside agent called the neighbor and got the listing.

Ethically it is not ok as an agent to try to pick up clients at another person's open house.

I think it is important that the public be aware of things like this. Who would want to make some of the most important financial decisions of their lives with an unethical agent? What else might that agent do for their own gain?

What CAN an agent do for their own gain without, your, the seller's, knowledge? Biggest thing, they can give away your money. How?

1. Make it seem to the buyers or agents that you would take a lower price.
2. Tell the buyer that they can get you to pay for repairs.
3. Tell them that no one else has written yet so hurry and be the only offer.
4. Divulge details like "the other offers were $25k below the listing price, and they didn't want to take that. " (My clients were intending to write full price. We didn't. Got it for $40k below list. Seller will never know their agent gave away $40,000 of the seller's money).
