The internet is a fantastic tool for finding just the right property. Buyers can view photos, see drone shots of the neighborhood, even do virtual walk-throughs. It can save a lot of time and effort and help narrow down your options. Keep in mind, all those marketing techniques are designed to sell and rarely show the negative elements of a home. Nothing takes the place of viewing the property in person with an expert.

With nearly $4 Billion in total sales volume, the Baldwin County real estate market closed out the year strong. It wasn't necessarily the wild ride we saw in 2021, but upwards trends in average sales price and a low average days on the market clearly demonstrate confidence and vibrancy. As December draws to a close and you're thinking of making your move, it’s important to stay positive. You never know what can happen in 30 days.
It’s great to have a plan and an idea of what you want from the experience, but don’t forget that there are many variables that can come into play:

-You might find a house that isn’t even on the market yet!

-The sellers may decide they want to sell sooner than they originally planned.

-Your mortgage broker may tell you they can get your financing approved faster than expected.

There are so many things that can happen in 30 days that may make your dream home suddenly become available! You just never know—so keep an open mind and enjoy the journey!
