Eastern Shore Market Update 🏡

The Eastern Shore is showing signs of a more balanced market heading into the second half of 2026.

In July, the average sales price was $500,049, down 3.13% from July 2025. That doesn't necessarily mean home values are falling across the board. It does tell us that buyers aren't facing the same upward price pressure we've seen in stronger seller-driven markets.

For buyers, that can mean more room to negotiate and more opportunity to be selective.

For sellers, pricing correctly from the start matters more than ever.

The market isn't simply “good” or “bad”- it's changing, and the strategy that worked a year ago may not be the strategy that works today.
