A rendering for a new mixed-use building at 1500 Frankford Avenue in Fishtown has been released. The corner property was recently involved in an Act 135 conservatorship petition, which allows the filer to take control of a blighted property, rehab it, and sell it while collecting a fee for their efforts. According to the Inquirer, the owners of 1500 Frankford Avenue decided to sell the property to a developer earlier this year in order to avoid the Act 135 petition. Earlier this month, a permit to seal the lateral drain connection, which is often the precursor to demolition of a property, was issued. The property will include 1,850 square feet of ground floor commercial space. No information has been released about the number of apartments included in the project, but roughly 5 should be allowed by-right. What do you think about the design of this building? What kind of business would you like to see occupy the commercial space?

It looks like work is underway to transform the area under the Girard El Station in Fishtown. Plans call for adding two new vendor pop up structures and removing the existing news stand on the northwest corner. The structure for the east side is now at the location. What do you think about the plans? What kind of vendors would you like to see operate here?

A zoning permit has been issued for a 67-unit residential conversion of the WCAU Building at 1618-1622 Chestnut Street. The WCAU Building was built in 1928 for the WCAU radio station. Its upper floors were most recently occupied by the Art Institute of Philadelphia, which vacated in 2018. The new residential units will be on the first level and on floors 3-9 with Old Navy presumably staying as the retail tenant. Plans also call for a roof deck to be added to the building. Are you happy to see this Art Deco treasure get some love and for 67 more homes to be added within Center City?

Construction is in full force over at The Darien at 9th and Poplar. This 212-unit project is composed of two structures and is replacing some vacant lots. The western parcel at 900 N Darien St will hold 152 residential units, commercial space, 57 automobile parking spots, and 51 bicycle stalls while the eastern site at 900 N 8th St will be a 5-story building with 60 residential units, commercial space, 12 automobile parking spots, and 20 bicycle stalls. A former iteration of the project called for two 11-story buildings with 388 residential units. Which version do you like better?

A 28-story tower with 289 residential units and 21,000 square feet of commercial space is being planned on the site of the former Rite Aid and a vacant lot on Temple University’s campus at Broad and Oxford. The project includes 78 underground parking spots and 100 bicycle stalls. The development can proceed by-right and will go through the Civic Design Review process next month. A 46-unit project with 15 parking spaces and 16 bicycle stalls has topped out on Cambridge Street just southeast of Broad and Girard next to Warehouse on Watts. Siding is now going up on the building. This development is replacing a formerly vacant lot. Are you happy to see 46 new homes built here just a couple of blocks from the subway station?

Construction is underway on a 196-unit project that will include a Lidl grocery store on the site of the former CVS at Broad Street and Girard Avenue. The 7-story development includes a 2nd smaller commercial space as well as 40 car parking spots and 64 bicycle stalls. Progress continues on phase 1 of the 466-unit, mixed-use project at 700 N Delaware Avenue in Northern Liberties. The project entails two 7-story buildings and will include multiple commercial spaces, 129 automobile parking spots, and 171 bicycle stalls. You’ll also notice the renovation of the historically designated rowhomes along Fairmount Avenue. We’re happy to see this residential density getting built so close to the Spring Garden El Station. Ray Philly - a 6-story apartment building with 110 residential units, a 2,700 SF commercial space, 6 artist studios, and 17 parking spots - was recently completed on American Street is South Kensington. This project replaced a vacant lot and has contributed to the resurgence of American Street. Really cool brick work on this one. Seems like it turned out even better than the renderings. Work is now underway on former site of the 7-Eleven at 23 W Girard in Fishtown. The project entails a 6-story building with 107 residential units, 4,904 square feet of commercial space, 28 car parking spots, and 47 bicycle stalls. What do you think about the design? Is this a better use of the space than the 7-Eleven / surface parking lot?
