For buyers and sellers, several factors deserve a closer look:

• Coastal properties — Waterfront and water-adjacent homes require a deeper assessment of flood zones, elevation, insurance considerations, shoreline conditions, and storm exposure.

• Wooded properties — Mature trees can provide privacy and character, but they also introduce considerations around maintenance, drainage, tree health, and access to the property.

• Hillside homes — Sloped terrain can influence driveways, drainage, retaining structures, landscaping, and the feasibility of future additions or outdoor improvements.

• Wetlands and conservation areas — Protected land can enhance privacy and natural surroundings while also limiting where and how a property can be developed.

In Connecticut real estate, market value can change significantly within the same town. Two properties may share the same ZIP code yet attract very different levels of demand—and command very different prices.

The distinction often comes down to factors that broad market statistics don’t capture: proximity to the coast or train station, school district boundaries, lot characteristics, privacy, street quality, architectural integrity, views, and the surrounding housing stock.

For luxury buyers, understanding these micro-markets is particularly important. A highly desirable address is not necessarily interchangeable with another property just a few blocks away.

For sellers, the same principle applies. Pricing a property against broad town-wide averages may overlook the specific characteristics that create a premium—or limit demand.

The most informed real estate decisions require looking beyond the town name and understanding the specific market dynamics of the property’s location.

New Canaan August update. A lot of you have been asking what I think will happen in the market this fall, so I wanted to share a quick market update.

August is traditionally a slower month here in Fairfield County, as many buyers and sellers are away enjoying the last weeks of summer. This August has followed that pattern, with relatively little new inventory coming to market.
With Labor Day falling later this year, I expect that the timing of new listings will be pushed back as well, with more homes likely coming to market in the weeks following Labor Day as families return and settle back into their routines.
I anticipate the fall market will bring more inventory and, with it, more opportunities for buyers. For sellers, however, preparation, pricing, and strategy will continue to be critical—especially as buyers remain selective.
