What Buyers & Sellers Often Misunderstand About Home Values in Fairfield County✨

Many buyers make the mistake of looking at price per square foot rather than the actual features that determine the value of a home. Here in Fairfield County, there are dozens of things to consider when valuing a home. Location is the most important.

The best locations always sell for higher prices than less desirable locations. Is the street quiet? A cul-de-sac? A private association? Or is it next to train tracks, on a state-owned or well-traveled road?

The size of the home is obviously a huge consideration, but just as important is the quality of the finishes, layout of the spaces, and ease of living in that space. Is the kitchen adjacent to the family room, or is it on the opposite side of the home? Is there access to the outdoors from many rooms? Is there a functional mudroom? Is the primary suite generous enough, and does it have spacious closets? Is there a home office?

All these things are considered in the layout and livability of a home.

The size of the yard also plays an important part in the price. Is it on 4 private acres or on ¼ acre? This creates very different lifestyles.
