Our 2026 First Quarter Market Watch is out NOW! 🏡

Q1 saw a slow start to single-family home sales, with closed units and dollar volume decreasing across most markets, largely due to a lack of listings and unusual events like historic snowfalls and global unrest.

But the market’s foundational pillars held fast: Buyer demand is still surging, new listings are trading quickly, and median sale prices continue to climb. We are optimistic this interruption is temporary and expect business to return to normal in the spring.

Our 2025 Year in Review Market Watch is now live! 📊✨
After four consecutive quarters of growth, our markets wrapped the year on a high note. Closed dollar volume for single-family homes climbed above 2024 levels across nearly every market we serve Units sold were mixed—up in some areas, flatter in others—thanks to ongoing tight inventory and continued strength at higher price points.
The good news? Inventory is finally starting to turn a corner. We saw standing inventory gradually inch up and new listings rise meaningfully year over year. More options = healthier market.
Mortgage rates played a major role too. After sitting near 8% in 2023, the 30-year fixed dropped to 6.15% by year-end, and we’re expecting sub-6% by mid-2026. With the Fed cutting rates three times in the fall, momentum is building for both buyers and sellers heading into the new year.

Exciting new development!

The 28-acre Northern Forest will feature a mix of restored habitats, including meadows, marshland, groves and forest, as well as walking trails and other amenities, according to a concept plan revealed this week.

Project officials said the forest will allow the public to safely access an area once used as a coal-ash dump for the decommissioned power plant, where native species such as gray birch and eastern red cedar have since taken root.
