Most buyers spend 30 minutes looking at the house… and only 30 seconds looking at the neighborhood. That’s backwards. 👀

The kitchen can be updated. The floors can be replaced. The paint can be changed. But the neighborhood? You’re living with that every single day.

On the Alabama Coast, that means understanding more than just the curb appeal. Before you make an offer in South Mobile, or on Dauphin Island, make sure to drive through the area at different times:

☀️ 7 AM — See the morning flow. On the island, it’s the quiet sunrise commute. On the mainland, it’s school traffic and the start of the workday.

🌤️ 3 PM — Feel the shift. On the island, you’ll see the day-tripper activity and vacation rental energy. On the mainland, it’s afternoon routines winding down.

📍 The Practical Stuff: True distance to schools, local spots, and the commute you’ll actually face.

Just a normal day in the life of a Realtor! 🏡😅🔑

If you tell friends you’re meeting a stranger at a random house, they’ll think you’re crazy—but to us, it’s just Tuesday. (Though, Clinton mostly tags along to make sure I’m not getting kidnapped!🤪)

Preparing your home for the market: Behind the scenes.

To be clear, I’m not judging you. I’m just telling you what I’ve learned after helping families navigate the process of selling their homes.

Clutter isn’t always messy. Sometimes it’s just a home full of everyday items that make rooms feel smaller, darker, and harder for buyers to picture themselves living in.

Here are 8 things that are technically clutter, but sellers swear they need to keep out during showings:

1. The mail pile on the counter: It's rarely urgent papers. To a buyer touring, it’s just visual noise on your kitchen surfaces.

2. The chair turned clothing rack: If it never gets sat in, it's extra storage signaling a lack of closet space.

3. The water bottle collection: Pick your top two favorites to keep out and cabinet the rest.

4. Bathroom counter personal items: Arrays of display products cause buyers to read the space as short on vanity storage.

5. The appliance stack: Air fryers and blenders on display make kitchen spaces feel tight, whether on the mainland or the island.

6. The entryway shoe lineup: Handy for your routine, but it's the very first impression a buyer gets at the front door.

7. The temporary storage corner: Bins, Amazon boxes, or kids' gear. Clearing this out completely opens up the room flow.

8. Furniture blocking walkways: Oversized pieces or extra side tables. If a buyer has to squeeze around it, the layout feels tight.
