Follow Best Practices

NAR has compiled tips and best practices from subject matter experts, law enforcement, and industry veterans to help keep REALTOR® safe. View the resources on the REALTOR® Safety Tips from NAR webpage.

Examples include:

▪️Always meet new clients at the office or in a neutral location, like a coffee shop.
▪️Share your schedule with a colleague, assistant, or family member.
▪️Communicate safety concerns on your listing (poor cell phone signal, etc.).
▪️Do not overshare about your personal life.
▪️Do not host open houses alone.
▪️Check your cell phone battery and signal before heading to an appointment.
▪️Direct clients to walk in front of you when touring a property, do not lead them.
▪️Never go into attics, crawl spaces, or garages where you could be trapped.

These are the 4 Different Loan Types.

1) FHA Financing Details:
▪️Owner Occupancy Clause
▪️Primary Residents only
▪️Credit Requirements 580+
▪️Down Payment 3.5%

2) USDA Financing Details:
▪️No Required Down Payment, but Restricted to Rural Areas.
▪️No Prepayment penalty, but Max Income Limit.
▪️Mortgage Insurance (MIP) is required.
▪️Fair Credit Ok.
▪️Single Family Homes Only.

3) VA Financing Details:
▪️Primary Residence Only
▪️Can only have one VA loan at a time.
▪️Must show Cert of Eligibility (COE).
▪️No Downpayment required.
▪️VA funding fee, but veterans more than 10% disabled are exempt from the fee.

4) Conventional Financing Details:
▪️No Owner Occupancy Clause.
▪️Can be used for Primary Home, Investment Home, or Second Home/
▪️Higher Credit requirements.
▪️Interest Rate is competitive.
▪️Higher Down Payment.

Make sure the Real Estate Agent you choose to work with keeps you informed on the different loan types.
