This duplex is officially CLOSED, but it was anything but a straight path to the finish line.

When we first listed this property, we had multiple showings, multiple offers, and went under contract in just 2 days. Sounds easy, right? Not quite.

❌ Under Contract in 2 days with Buyer #1, they canceled the contract during the inspection period.
❌ Back under contract in 6 days with Buyer #2, theh she was denied financing.

Twice this property went back on the market. Twice we had to regroup, remarket, and keep moving forward.

Fortunately, my sellers didn't give up, and neither did I.

One thing I never take for granted in this business is when another Realtor trusts me to take care of their clients. There are SO many agents they could choose from, so it truly means a lot when a fellow Realtor puts their confidence in me and my service. 💙

𝐓𝐡𝐢𝐬 𝐨𝐧𝐞 𝐜𝐚𝐦𝐞 𝐭𝐨𝐠𝐞𝐭𝐡𝐞𝐫 𝐅𝐀𝐒𝐓! ⏰
I got a call on a Friday night at 7:59 PM, from a fellow Realtor, letting me know the buyers would be in town the very next day and wanted to tour homes, and they are hoping to put in an offer😳. I immediately jumped on a quick call with them. They had 2 homes of interest, but wanted me to see what else I thought would be a great fit. I told them let’s meet at 12 tomorrow at the 1st home of interest, and in the meantime I'll get some others lined up!

By 𝟏𝟏 𝐏𝐌 that night, I had SIX homes lined up for showings, with plans to make additional calls first thing in the morning to finalize everything. They were specifically looking for new or almost new construction in a certain area, price point and max HOA fee , so I reached out to my amazing DR Horton rep in Ocala.... April Ferrell Lopez. After explaining exactly what my buyers wanted, she suggested a community just outside the area, and a slightly higher HOA....and wouldn’t you know it — it turned out to be 𝐓𝐇𝐄 𝐎𝐍𝐄! 🎉🏡 I have to use my judgement when suggesting a home outside the parameters my buyers told me because I never want them to feel like I didn't hear them. April explained to me why she thought this community was the better fit , and it made sense. She was the expert...so I said lets go ahead and tell them about it. My buyers and their kids are beyond excited not only about their new home BUT the community has them excited as well!!
