🏡🔍 𝐒𝐨𝐦𝐞𝐭𝐢𝐦𝐞𝐬, 𝐭𝐡𝐞 𝐢𝐧𝐬𝐩𝐞𝐜𝐭𝐢𝐨𝐧 𝐜𝐡𝐚𝐧𝐠𝐞𝐬 𝐞𝐯𝐞𝐫𝐲𝐭𝐡𝐢𝐧𝐠.

My buyers went under contract on a home, completed their inspections, and unfortunately, the findings weren’t something they were comfortable with.

When I called to review everything with them, they told me they had talked it over and decided this simply wasn’t the home for them, and they wanted to cancel the contract.

👂🏻I listened to their concerns, and most importantly, I did 𝐍𝐎𝐓 try to convince them to move forward, minimize their concerns, or try to talk them into buying a home they no longer felt comfortable purchasing.

🔎🚩And 𝐓𝐇𝐈𝐒 is one of the many reasons inspections are so important!

The inspection money is the best money you can spend when purchasing a home. If you discover things that make you uncomfortable and decide not to move forward, that money was not wasted. It gave you the information you needed to make an informed decision 𝐁𝐄𝐅𝐎𝐑𝐄 purchasing a home that you may have ultimately regretted.

My job is not to convince you to buy a particular house. My job is to listen, educate, advocate for you, and respect when you make the decision that is right for 𝐘𝐎𝐔!

Does this mean the home is “defective” or that no one should buy it? Absolutely not! This is still a great home, and the right buyer will come along who will be comfortable with the home and its findings! Many homes get canceled by one buyer and then purchased by another buyer. Everyone’s comfort level with inspection findings is different, and I will always respect 𝐘𝐎𝐔𝐑𝐒!!

My Buyers were also kind enough to allow me to share the report with the Listing Agent. Now the Sellers can make an informed decision to address any findings to help them sell the home to the next buyer!

Checking my Oura ring this morning and seeing just 4 hours and 6 minutes of sleep! 💍😴

My clients are my priority, and I don't stop working until I've completed all my commitments that I have made to them! Over the past couple of days, I have been starting at 9:00 AM and working well past midnight. Last night, I finally shut my computer down a little after 3:00 AM, but before bed, I stayed up talking to my husband for an hour since we hadn't really caught up in two days because I have been so busy, and then to bed I went!

My alarm goes off every morning at 9:00 AM, and there was no snooze this morning because I woke up to client texts and emails needing prompt attention. I have been back at it since 9:00 AM, and when I finally looked at my ring to check my sleep score, I definitely wasn't surprised!

The big reason for the 3:00 AM finish? I have a new listing going live today and am just waiting on the final seller signatures! 🏡✨

It is a busy afternoon ahead, so a nap might not be in the cards, but I am hoping to actually shut down at a decent hour tonight since I managed to make some good headway. Let's do this! ☕️💻
