Although it isn’t easy to obtain financing in today’s market, deals are being made. We are firm believers that the buyers that are actively buying now will reap incredible benefits in the upcoming 5-10 years.

Working on a bullet proof deal for our investor clients.

Considering current market conditions, safe investments are the key to success. Typically safe investments have lower returns but in this case we were able to get our investors a solid return by significantly negotiating the price down.

The best part about this property is that it is occupied by long term tenants on triple net leases (tenants pay taxes, insurance, and maintenance expenses). In an environment where taxes and insurance are rising at a rapid pace, these leases help keep a solid return for the landlords.

In reality these long term leases are the reason why we were able to negotiate the price down. Investors usually want a home run for the short term and they don’t want to purchase properties with long term leases that don’t allow them to increase rents. My buyers took advantage of this because they know that this building is worth a fortune without the long term leases in place.

Our buyers will sit on this property while it pays itself and hit their home run later on when the leases expire.
