Most people picture closing day as showing up, signing a few papers, and walking out with keys in hand.
The reality? There’s a choreographed chaos happening behind the scenes—and someone needs to be conducting it.
Here’s what’s really going on while you’re sitting at that closing table:
📑 Chasing down funds — Making sure the lender’s wire actually sent, landed in the right account, and cleared (because “it’s on the way” doesn’t cut it when you’ve got a moving truck idling outside).
🖊️ Coordinating with title — Triple-checking every signature, document, and approval so nothing stalls at the 11th hour.
💡 Putting out fires — Negotiating last-minute fixes—whether it’s repair credits, missed walk-through items, or that one thing the appraiser flagged that everyone forgot about.
🎉 Making the call — “Congratulations, you’re officially a homeowner.” (Still my favorite part of the job.)
Closing day rarely goes off without a hitch unless someone’s obsessively watching the details. One missed email or delayed wire can mean your moving truck has nowhere to unload.
