Most people picture closing day as showing up, signing a few papers, and walking out with keys in hand.

The reality? There’s a choreographed chaos happening behind the scenes—and someone needs to be conducting it.

Here’s what’s really going on while you’re sitting at that closing table:
📑 Chasing down funds — Making sure the lender’s wire actually sent, landed in the right account, and cleared (because “it’s on the way” doesn’t cut it when you’ve got a moving truck idling outside).
🖊️ Coordinating with title — Triple-checking every signature, document, and approval so nothing stalls at the 11th hour.
💡 Putting out fires — Negotiating last-minute fixes—whether it’s repair credits, missed walk-through items, or that one thing the appraiser flagged that everyone forgot about.
🎉 Making the call — “Congratulations, you’re officially a homeowner.” (Still my favorite part of the job.)

Closing day rarely goes off without a hitch unless someone’s obsessively watching the details. One missed email or delayed wire can mean your moving truck has nowhere to unload. That’s why I always tell my clients the right team matters just as much as the right house. The behind-the-scenes hustle is what gets you from “under contract” to “keys in hand.”

Inspection day is one of the most important parts of the home-buying process — and it’s often misunderstood.

Here’s what I’m actually doing behind the scenes:

📝 Reading between the lines
Not every item on an inspection report is a deal breaker. I’m evaluating what’s normal for the home, what needs attention now, and what can wait.

🏡 Thinking long-term, not just short-term
I’m looking at how issues could impact your comfort, insurance, resale value, and future maintenance — not just whether the deal closes.

💬 Translating inspection speak. No jargon. No fear tactics. Just clear explanations so you understand what you’re agreeing to.

🤝 Building a smart strategy
From repairs to credits to walking away, I help you choose the option that protects you — financially and emotionally.

In fast-moving markets like Davis & Weber County, inspection decisions can make or break a deal. My job is to make sure you move forward with clarity, not pressure.

Save this if you’re buying soon.
DM me “INSPECTION” if you want an agent who explains the process and tells you the truth.

If you’re house-hunting in Davis or Weber County, this is your reminder that the listing doesn’t tell the whole story.

Utah’s non-disclosure rules, block-by-block neighborhoods, winter realities, radon, and yes… the jets. ✈️ These are the types of details that don’t always show up online but absolutely affect how you live in your home.

Save this post if Northern Utah is on your radar and send me a message when you’re ready to talk strategy.

The 20% down payment myth is keeping thousands of renters stuck... and it needs to STOP.

Let me be blunt: If you’re waiting until you have $90,000 saved to buy a $450K home, you’re going to be renting for a LONG time. And here’s the kicker - you don’t need to!

The truth? You can buy that same home with as little as $13,500 down (that’s just 3%!).

Total needed including all costs? Around $28,500-$38,500. 💰

‘But won’t my monthly payment be crazy high with such a small down payment?’

Fair question! With 3% down on a $450K home, you’re looking at roughly $3,600-3,800/month total (mortgage, taxes, insurance, PMI).

Now, what are you paying in rent right now for a comparable home? $2,500? $2,800? $3,000+?

Here’s what’s happening: Every month you delay buying to save up that mythical $90K, you’re throwing away $2,500-3,000+ on rent that builds ZERO equity. In just one year of renting, you’ll have spent $30,000+ with nothing to show for it! 😬

Meanwhile, that same money could be going toward YOUR home, building YOUR equity, and getting YOU tax benefits.

The math isn’t mathing if you’re waiting! 📊

Then ask yourself: What am I really waiting for?

📌 Save this - you’ll want to reference these numbers! 📤 Share with someone still paying rent who thinks they “can’t afford” to buy!
