Wondering if a real estate agent can help both the buyer and seller on the same transaction? It depends on what state you're in, but in California, it is allowed. It's not always the best option, however, and you really have to think if doing so is in your favor.

Many agents don't feel comfortable representing both sides, as we want to do the best we can for our clients, which can be hard when you're helping the buyer get the best terms and then trying to get the seller the best terms. Sometimes it can work to represent both sides, such as in an off-market sale when the seller already has a buyer. Using only one agent can sometimes save the seller money, as oftentimes the agent is willing to reduce their commission. Think about the pros and cons and discuss with your agent how to proceed. A real estate agent should always do what is best for their clients, not what will get them the most money.

Owning real estate is always a good idea. It's a great first step in building wealth and carries very little risk, averaging 3-5% appreciation per year. (Of course, if you owned a home in 2020-2021, then you just gained almost 20% appreciation!) Many people are confused about the difference between pre-qualification and pre-approval in the mortgage process or don't know that there is actually a difference. In markets past, buyers could get away with just getting a pre-qualification before making an offer on a house, but in this highly competitive market, having a pre-approval letter from a lender is a must to even have your offer considered. It will take you a bit more time and effort, but it's well worth it!

Wondering if it makes sense for you to buy a house? Buying a house isn't always right for everyone. If you travel a lot and are rarely home, or if your job moves you around a lot, then it probably doesn't make sense for you to buy. Or if you're already buried in debt and have no cash reserves and no ability to pay for home maintenance and repair, then house buying might not be the best idea either.
