This year we lost a dear friend to cancer. Haleigh had a phrase she'd say no matter what she was facing: "on the bright side." That's how she moved through the world, and it's how we want to honor her.

Bailey and I are running the 10K at the 3rd Annual Cancer Champions Walk-Run-Roll on Sunday, October 4, 2026, at River Walk Park in West Sacramento, kids along in the stroller. CAUTION!!! This video may be triggering!

For those of you who count steps in a day...

While pushing a stroller with a baby and delivering open house fliers I only had 3500 steps. It should have been closer to 10,000 steps. So the math was done and that is a stride length of 9.2ft on average. I know I am tall but that is next level stride length.

Woodland is moving up in the world there was a Lamborghini Urus parked downtown today as well.... Not your everyday car.

Three markets. Three different stories. One thing in common: sellers and buyers are still winning.

Here's where Napa, Woodland, and Davis stand heading into the back half of 2026:

🏡 NAPA is the steady premium market. Sales up 59% over last June, sellers netting 95% of original list price. Homes take around 70 days to sell, so pricing and presentation carry the deal.

🏡 WOODLAND is tight. Inventory dropped 41% from a year ago, homes sell in about 31 days, and sellers land 98% of ask. If you own here, you have leverage.

🏡 DAVIS is heating up. Pending sales jumped 30% over last year. Buyers are committing, not just browsing, and inventory is shrinking.

The takeaway for sellers: demand is here and competition among listings is thin across all three.

The takeaway for buyers: waiting for more choices could mean waiting a while. The right home moves fast.
