The Napa Market has shifted. Here's what the April numbers are telling me.

Pending sales are up 26% year over year. Buyers are making their move!

Days on Market have jumped from 95 days to 58 Days. That is a 64% jump that tells me homes are being over priced and are sitting.

Median home prices are down 8% sitting at $855,000. With that being said sellers are averaging 97% of asking price.

The market is Neutral! That is the most healthy market for buyers and sellers.

The people that are winning the most right now are the ones making strategic moves not emotional moves.

In order to keep your real estate negotiation skills sharp. The best masterclass you could ask for is having children.

Parenting is constant negotiations with tiny humans who don't care about your schedule and have no concept of time.

The resolve was a win/win. She got carried to the car while holding her shoes and we got to leave the house 10 minutes or more late to everything.
