What does Sac Appraiser Ryan Lundquist have to say about the housing market this week? Buyers are gravitating to the $400-500K price point. I really appreciate his daily posts and insights.

Many people talk about higher prices driving the housing market right now, but that’s not the story we see when looking at the stats. We’ve seen the most growth under the median sales price. Yet, most price points have grown compared to one year ago.

I have memories of trains in Davis going back to my childhood visiting my grandmother who lived close to the tracks. Yes, the trains were loud at night and especially on nights with cloud cover and then the wait when the freight train would come through at some unbeknownst time. There is a certain nostalgia thinking back to the days of having butterscotch dipped ice cream at DQ (an old iconic memory now) and chatting away with friends while watching the train go by. Our lives are so much busier now, and who has that kind of patience when there are places to be. Yolo County has issued a Request for Proposals seeking a qualified consultant to provide design services for the County Road 32A Railroad Crossing Relocation and Grade Separation Project.

The project would relocate the existing railroad crossing near County Roads 32A and 105, east of Davis, and replace it with an overhead bridge crossing. The work is aimed at improving safety for drivers, agricultural vehicles, cyclists and rail users while maintaining this important connection between Davis and the Yolo Causeway.

Proposals are due October 22, 2026.

UC Davis is mentioned in this AP article about the crackdown on H-1B and J-1 Visa's. I'm not here to make a political comment, but am more curious about how this will impact our local economy. What are your thoughts? And please no foul language and hateful comments.

The Trump administration is suspending tech giant Microsoft from a program to apply for green cards for workers who come to the U.S. to live and work using H-1B visas, accusing the company of fraud.

Are you earthquake ready? We may not be in a high risk earthquake zone, but there have definitely been some shaking from the big ones. It's always good to be ready and I would recommend rotating out the stock every year so when the emergency hits, the items will be in working order.

September is National Preparedness Month. Here’s one way to make preparedness feel a little more concrete:

Imagine a major emergency just happened. The power is out, cell service is spotty, and you don’t know how long things will be disrupted.

Now ask yourself:
What do I wish I had done yesterday?

Whatever came to mind might be a great place to start today.

Store some extra water. Replace the batteries in your flashlight. Talk with your family about how you’ll reconnect if you’re separated. Secure a heavy bookcase. Take a few minutes to understand what your insurance covers.

You don’t have to do everything at once. Pick one thing that would make you a little more prepared and make that your goal this September.
