As a Realtor® in Yolo County, I find these graphs by appraiser Ryan Lundquist quite interesting. 66 homes sold for over a million dollars in Davis and 66 homes sold for under $500K in Woodland. My take away is that established professionals are settling down in Davis and people in the starter home market are settling down in Woodland.
What are your thoughts?

Sellers are not completely desperate and will explore other options if there is no movement with their listing after 90 days. About 20% of Davis listings were cancelled this summer and sellers are looking at other alternatives such as renting or waiting until buyers come back from vacation. It is different from 2007 - 2008 when sellers had to walk away from their properties because the banks were going to foreclose on them. Have we reached rock bottom prices for the year?
