Yesterday I closed my Durand listing. Holy crap…were there quite a few hoops to jump through! Our first deal fell through due to “appraising issues”. I always thought it was bu****it because we were being told contradictory reasons. But alas, buyers backed out. So we marked the home as only accepting cash. Later on, a fantastic agent (Jenna Lada) showed it with a conventional buyer. Before we accepted their offer, we had some work to do. For the next week myself, Jenna, title, the lender & the appraising department did our best to look at every possible issue that might come up. And we finally concluded that we should be good to go. To wrap this story up because my thumbs are hurting now…everything went smooth on the lending side of things.
Like I said, nothing but bu****it from the first go at it.
Anyway! We closed Scougle St yesterday and I’m thankful to the Homie who trusted me in making sure all of the ducks were in order. Congrats on your sale! 🦆🏡

Don’t blink! I listed Atlas Rd with the assumption that we had a really good thing going for us. I mean a new roof, almost 2 acres, the location was perfect, a pole barn, partially finished basement….the list goes on and on! So we had plans to list on a Thursday and hold an open house on Saturday. Then I get a call on Friday from an agent who just showed it. “We love it. If I wrote you a full-price cash offer, would you take it before the open house?”
Very good question.
Long story short, we ended up agreeing to a cash offer that wasn’t full price but was $20,000 OVER asking price. 💰 We’ll take that! Nobody’s got time to mess around, babe! ⚡️ So we accepted their offer and closed on Atlas Rd today. All I gotta say is HELL YEAH FOR THE HOMIES. Cheers to you two, cheers to the memories you’ve made on Atlas Rd & cheers to the new memories you’ll make at your new place! Love yall 🍾

Last Friday brought a closing for a first-time buyer that got me so excited! I had been working with these Homies for about 1-1.5 years (give or take). We were put through the wringer over & over. But then Wilson Rd popped up so we had to get there right away! We got our offer accepted—that included almost $10,000 coming back to my buyers at closing! Last Friday we closed on their first home without them bringing a cent to closing. Not a single penny! From all of the months showing houses to all of the offers that we wrote and missed out on; I am so thankful to have worked with yall! Even when it got very discouraging (more than once) Wilson Rd is a badass home & I hope yall love it there for a lonnnnng time coming! 🍾
