Don’t blink! I listed Atlas Rd with the assumption that we had a really good thing going for us. I mean a new roof, almost 2 acres, the location was perfect, a pole barn, partially finished basement….the list goes on and on! So we had plans to list on a Thursday and hold an open house on Saturday. Then I get a call on Friday from an agent who just showed it. “We love it. If I wrote you a full-price cash offer, would you take it before the open house?”
Very good question.
Long story short, we ended up agreeing to a cash offer that wasn’t full price but was $20,000 OVER asking price. 💰 We’ll take that! Nobody’s got time to mess around, babe! ⚡️ So we accepted their offer and closed on Atlas Rd today. All I gotta say is HELL YEAH FOR THE HOMIES. Cheers to you two, cheers to the memories you’ve made on Atlas Rd & cheers to the new memories you’ll make at your new place! Love yall 🍾

Last Friday brought a closing for a first-time buyer that got me so excited! I had been working with these Homies for about 1-1.5 years (give or take). We were put through the wringer over & over. But then Wilson Rd popped up so we had to get there right away! We got our offer accepted—that included almost $10,000 coming back to my buyers at closing! Last Friday we closed on their first home without them bringing a cent to closing. Not a single penny! From all of the months showing houses to all of the offers that we wrote and missed out on; I am so thankful to have worked with yall! Even when it got very discouraging (more than once) Wilson Rd is a badass home & I hope yall love it there for a lonnnnng time coming! 🍾

Yesterday I closed on this beautiful condo with some of the sweetest people you’ll ever meet. And they just so happen to be my great aunt & uncle ♥️ We fell in love with this home immediately and were so excited about calling Foxglove home. We made an offer right away and got it accepted. What’s up Homies? Another closed post because you knowwwwww how we do! 🤘🏻 I listed this house at the beginning of June and man did it not disappoint! It only took 5 days on the market to get under contract. In those 5 days we had a total of 11 showings & 3 offers that came in! ⚡️ On top of that we sold it for $10,000 over our asking price! 🏡I’m so thankful for the Homies and their trust in me to get this bad boy sold & closed for them. 🫶

I listed this ranch in Washington Township towards the end of May. The Homies wanted to sell with plans to move a bit closer to family. When we listed, we were flooded with showings right outta the gate. But you know what? Every single buyer/agent swore I was overpriced. Hell, maybe even grossly overpriced. ☠️ At the open house I saw a lot of eyes rolling & heads shaking. It had me thinking, “could my evaluation be way out of left field?” 😬
But we got one single offer. Right at asking. So we took it! When the appraisal came, I sent the appraiser all of my comps & notes (as I do on every single listing of mine).
Do you wanna take a guess at what happened next? … Every single buyer/agent was proven wrong. 🤘🏻 Appraisal came back right at the purchase price! We sold this property yesterday & you know I had to pop champagne with the Homies. 🍾 Can I get a hell yeah? 😘🏡
