Now that the kids have been back in school for a few weeks, it finally feels like everyone is starting to settle into the new routine! School mornings, practices, packed lunches…and somehow the calendar fills up again almost overnight. 😂

There is something nice about finding that rhythm again, though. Fall always feels like a little reset. And if buying, selling, downsizing or investing has been sitting on your “eventually” list, this can be a great time to start gathering information and making a plan! Now that the mornings and evenings are getting cooler, it is a good time to knock out a few quick home-maintenance tasks.

Check the furnace filter, clean the gutters, look for drafts around windows and doors, test smoke and carbon monoxide detectors, and make sure your outdoor faucets are ready before freezing weather arrives.

A little work now can make winter a lot easier later!

Sometimes downsizing is less about having a smaller home and more about choosing a home that will work better for you long term! A one-level layout, fewer stairs, easier maintenance, wider spaces, a safer bathroom, and being closer to family, doctors, shopping, or the things you enjoy can make a big difference as the years go on.

As an SRES designee, I enjoy helping clients think through these decisions carefully and at their own pace. You do not have to wait until moving feels urgent. Planning ahead can give you more choices and make the transition much easier. So starting that conversation early is great!

Life Doesn’t Wait for the “Perfect” Market 🏡

Yes, interest rates have ticked up a little recently. BUT people will always need to buy and sell homes because life keeps moving!

Growing families need more space. Jobs change. People relocate. Kids move out. Parents downsize. Relationships change. New chapters begin. That is why I never think the question should simply be, “Is this the perfect market?”

A better question is: “Does making a move make sense for my life right now?” The market matters, but your needs, budget, timing and goals matter too.

Some morning thoughts have led me to gratitude! Fall always feels like a season that makes you slow down and notice things a little more. The cooler mornings. The trees changing. A warm drink. A quiet drive. The comfort of being home at the end of the day.

Not every real estate purchase has to be your primary home! Some buyers are looking at rentals, short-term rentals, second homes, or properties that may help build long-term wealth.

As both a Realtor and short-term rental owner, I understand that the numbers matter just as much as the property itself. Before buying, I like to look at things like zoning, expenses, demand, rental potential, maintenance, and the overall plan.

A good investment should make sense beyond the listing photos.
