The August numbers are in, and Dawsonville’s market is showing an interesting shift as we head toward fall—fewer new listings, more closings, and homes moving a little faster than this time last year!

🔹 71 new listings (-38.8% YoY) – significantly fewer homes hit the market compared to last August, meaning buyers have fewer new options to choose from
⏳ 43 avg. days on market (vs. 46 last year) – homes are selling slightly faster, despite the seasonal slowdown
💰 $587,946 avg. sales price (-11.8% YoY) – the average sales price is down year-over-year, which may create opportunities for buyers while making accurate pricing especially important for sellers
✅ 55 closed sales (+22.2% YoY) – closings jumped compared to last August, showing that buyers are still actively making moves
