Commercial real estate 1031 tax deferred exchange case study:

Warren and Owen worked together to assist a family trust in selling two raw land properties through a 1031 exchange process. This was a year long project which resulted in the trust now owning 2 income producing commercial buildings. In one example, a 5 acre commercial parcel was sold and through the 1031 exchange process the sellers deferred their capital gains. The 5 acre parcel sold for $1,275,000. We then identified several properties and ultimately closed on The Century Building in Canton for a little less. In this example, the sellers now have a professionally managed office building and will receive just shy of $100,000 yearly gross income. We were delighted to not only help our client’s delay their capital gains, but to add an income stream which will improve their quality of life and continue to build the value of their trust. in addition, the new owners can now depreciate the building (with the guidance of their CPA) to further reduce their income tax liability for the rest of their working years. This is a win-win. Of note: the seller of this building also elected to take advantage of a 1031 exchange and continue to build his impressive portfolio.
