The Fed kept rates on hold (again). But with "core" PCE inflation approaching their 2% target, rate cuts are not a question of if, but when. If you're looking to make a move this year, be aware that there could be a rush of previously sidelined buyers if mortgage rates drop significantly.

More presents under the tree! Encouraging inflation and jobs data has helped push average 30-yr mortgage rates down to near 7%. In addition, the inventory of homes for sale has continued to rise. Improving affordability AND availability? What a nice change for buyers!

Lower than expected inflation figures for October convinced the market that the Fed is done hiking rates and may start cutting rates as early as the first half of 2024. Average 30-year mortgage rates have dropped significantly in recent weeks, from over 8% to below 7.4%.

Mortgage rates continued to drift lower, with the average 30-yr mortgage dropping below 7.5%. And home prices continued to rise in ~80% of the metros nationwide. It's still a very tight market, but there are some early signs of improving inventory that I'll be watching closely. Let's meet up to talk about your real estate needs for 2024!

How strong is underlying home demand? Despite average 30-year mortgage rates near 8% and record home prices, new home sales surged in September, pending existing home sales eked out a small increase, and first-time buyers were still around one-third of existing home purchases. If we could just get more inventory and lower rates, sales would skyrocket.

Is the relentless rise in mortgage rates finally hitting home demand enough to send prices lower this winter? So far, limited inventory has buttressed prices in most markets. Let's just hope the Fed has seen inflation fall enough to finally end this unprecedented rate hike campaign.

For would-be homebuyers, last week was a 1-2 punch of record home prices (Case-Shiller index) and a 23-year high for mortgage rates (average 7.65% on a 30-yr mortgage). In this environment, you know the cost of acting, but have you considered the cost of waiting?

The Fed did nothing (kept rates on hold) and still shook up everything (by forecasting stronger economic growth and higher interest rates). Average 30-year mortgage rates are back near their recent peak, and transaction volumes are dropping...but home prices keep grinding higher in most markets.
