The last topic in our Real Estate 101 Back-to-School series is Appraisals!

A home appraisal is when a licensed professional (an appraiser - not a real estate agent) comes to the house you are buying to assess its value.

The appraiser determines home value based on market conditions - recent sales of similar properties, home improvements, condition of the home and more.

As the buyer, you’ll be responsible for paying for the appraisal, although the appraisal is more for the lenders protection than it is for yours.

What happens if the home doesn’t appraise? It’s back to the negotiating table.
