Believe it or not, this is an *actual* letter of explanation to an underwriter who needed to verify all household income. They knew he wasn’t married, but they had to verify that he didn’t have a live-in partner. 🤣

In the past 7 weeks, we have DOUBLED our new listings! 🥳 Pending homes went slightly down and so did the number of closed properties. BUT! Prices are still trending upwards from an average of $724k 7 weeks ago, to $756k today. Homes are still selling at an average of 4% more than the listed price.

Per the South Metro Denver Realtor Association, we currently have 2 weeks of inventory. This time last year we had 7 weeks. A balanced market is 6 MONTHS worth of inventory. We are hurting for homes and we can't go on Amazon and order more. If you've been thinking of selling, now is the time to get top dollar. Call me and let's discuss your options!
