Perception: A way of regarding, understanding, or interpretation of something.

Example: There is a trailer home park behind your home and your getting ready to put it on the market. You have had no issues with it at all.

If I were to list this property I would make sure to state that there is a nice and quiet trailer home park behind the property. The current owners have had zero issues with it or with anyone there. It looks like they do a good job of keeping it up. Without saying something about it upfront Buyer's will have their own Perception of what that trailer park is about. Usually it's not good. Always address the Elephant in the room and make sure everyone has the right Perception of it and can focus on the property at hand.
