Big shout out to DWC member Eric Conley for putting this Tornado 🌪 house under contract!

Eric will be taking this property from this to a SHOWSTOPPER in the next 90 days!

His dedication and his passion for fixing up homes (especially Trotwood) just go to show how much he cares about transforming our city!

This isn’t a challenge for Eric, this is just another day in the neighborhood for him and his team!

They bought and sold their first property as a Real Estate Investor!!!

Bought a house here in Dayton for $40,000 and about a week later sold the same property for $48,000

TORNADO HOUSE 🌪

Every Tuesday we do “rounds” on all the projects we’re working on to track progress to make sure we’re staying on time and on budget with all the rehabs we have going on.

When Eric bought this house it was an absolute disaster and now it’s a nice, clean house that someone is about to call home!!!

Very proud of our DWC Eric Conley and I’ll tell you this is just the beginning of his story!!

Remember this house? We told you it was special!!!

IT JUST DID EXACTLY WHAT WE SAID 7 DAYS AGO!!

In just 7 days it made our Dayton Wealth Club member just over $7500! (That’s making over $1,000 a day)

Here was the post we made 7 days ago:

This is a special home we’re buying today (actually we’re loaning the money for one of our Dayton Wealth Club members to buy)

This home is special for 2 reasons

1: This home will change the life of one of our new members to DWC because this is the first of many homes they will buy with our systems. This deal will make them around $7500 and they’ll be in and out of it in less than 7 days!

We’ve been training people locally for free and teaching them how to flip houses with our systems and software.

It takes me back to the first flip I ever did when I was 19 years old. I had no clue what I was doing and I sure didn’t have a local mentor training me for free making sure I don’t make mistakes.

$7,500 is really life-changing for a lot of people and to do it in 7 days sure doesn’t suck for your first deal. It doesn’t suck even more when you don’t have to put up a penny to buy the house either 😄

2. The 2nd reason this home is special is because last night we walked 20+ more members of the Dayton Wealth Club through this same house to taught them exactly how the deal went down.

- How the member found it
- How the deal got funded (100% funding)
- How we structured the deal
- How we’re selling this deal

They got to see it, they got to go over the numbers, they got to see the playbook on how this home will make $7500 in just 7 days!!

THEN THEY GET TO GO TAKE WHAT THEY’VE LEARNED ON THIS DEAL TO USE THE SYSTEMS TO GO FIND THEM ONE TOO!!!

So when I say this house is special, it’s special because it just made someone $7500 on their first deal and it also showed 20+ people a real deal and how it happened so they can do the same thing OVER AND OVER again!!!

This isn’t just a house that we just bought! It’s a home that is changing 10+ lives!!!

Check this out...

We just bought this house (actually a Dayton Wealth Club member did, I just loaned the money)

Here’s how this 1 house will change 10+ lives

1. This house was found by a DWC member who used our system to locate and find a seller who needed to sell a house.

The home was purchased for 130k and needs 40k in repairs. Then when all done (40 days from now) it will sell for 220k giving our apprentice a gross profit of $50,000!

THAT’S LIFE CHANGING MONEY for just implementing a system that I gave out for free!!

To do it in 40 days just isn’t fair!!! Most people in this area don’t make that a year let alone 40 days

OH AND IT WAS THE MEMBERS FIRST FLIP AS A REAL ESTATE INVESTOR!! 💪

2. The 2nd reason this house is changing lives is I just took 6 other DWC members through the house to show them how to do a complete scope of work on the house so the rehab gets ran like a business and it doesn’t end up being a time suck to the member that’s flipping this house!

A ton was taught here to these 6 members as they are implementing the same systems we teach to rehab homes and how to scale a business that doesn’t revolve 100% around them. It’s truly a system!

All 6 members that we taught how to do this are learning 100% for free in a results only system and are on the right path to find one of these high profit deals themselves!!

3. The 3rd reason this house is changing lives is the person that sold it to us. I’m not going to get into their full story but they needed to get rid of this asset. They walked away with getting rid of some serious debt AND having their living expenses paid for the next 12 months from the purchase of this house.

Too many reasons here that I can’t legally disclose on how big of a deal this was for the seller to sell this property to an all cash buyer!

This is a game-changing house to many people... oh and look at the rock in the yard!!! It was very sentimental to the seller and we promised it would stay on the property as long as we owned the house. It could be the biggest rock I’ve ever seen in my life! Haha
