The VA loan is one of the most powerful homebuying benefits your service earns you... and it's also one of the most misunderstood.

No down payment. No private mortgage insurance. Competitive interest rates. And it's reusable.

But knowing a benefit exists and actually knowing how to use it? Those are two very different things. I've talked to so many military families who had no idea where to even start, or thought the process was too complicated to bother with before orders were confirmed.

It doesn't have to be that way.

MilitaryByOwner put together a really solid step-by-step breakdown of how the VA loan process works, from pre-approval all the way to closing day. I'm sharing it here because the more you understand this process before you need it, the less stressful your move will be.

If you have questions specific to the Dayton/Wright-Patt area, my DMs are always open.

PCS season isn't just about the families moving in. It's also about the families moving out.

If your home is hitting the market this spring, you've got buyers making up their minds before they even open the car door. That first impression? It's everything.

The upgrades that actually pay off in 2026:

🚪 Garage Door: ~268% ROI (the clear champion)
🔑 Steel Front Door: ~216% ROI (security AND curb appeal)
🌿 Native Landscaping: can add 10-15% to your value
🧼 Power Washing: fastest refresh for a driveway that looks worn

Small investments. Real returns. And a home that sells itself on the scroll.

If you're PCSing this summer, the clock is already running.

The housing market in 2026 is rebalancing — and that's actually good news for military sellers. But only if you move before the window closes. Buyers are active right now, before Memorial Day, before the summer rush hits.

Having lived the PCS cycle myself, I know exactly what this season feels like. The orders come, the timeline shrinks, and suddenly you're trying to sell a home while packing a household and keeping your family together. It's a lot to carry.

That's why I put together a step-by-step guide just for this moment — how to price for today's market (not last year's), what buyers are actually expecting right now, and the small curb appeal moves that make a real difference when you need a fast, clean close.

If you have a summer report date, this is your window. Don't let equity sit on the sidelines while you wait and see.

🏡 Welcome Home, Vi!

There's something really special about this one.

While Vi was wrapping up her chapter in Virginia, traveling for work, and making memories along the way — we were quietly working behind the scenes to make sure her next chapter here in Ohio was ready and waiting.

That's the thing about this work. Sometimes home comes together while life is still happening somewhere else.

Vi, it was an honor to be part of your story. Wishing you every good thing in this new chapter. 🤍

A huge thank you to Dan for the introduction and the trust — that means everything. And to Angel at WPCU, thank you for answering every question and working through the financing to get this across the finish line. And as always, to The Otter Mill...our gifts are always amazing thanks to you!
This was truly a team effort.

Ready to start your next chapter? Let's talk. 👇

Friday Favorite: Reclaim Ceramics Grand Opening in Centerville

If you're new to the area and looking for a creative outlet, you need to know about this place.

Reclaim Ceramics just opened in downtown Centerville—a pottery studio where you can take classes, learn a new skill, and actually meet people in your community.

Having lived the PCS cycle myself, I know how hard it is to find your people in a new place. Creative spaces like this? They're where community actually happens. Where you show up nervous and leave with your hands covered in clay and a new friend who also just moved here.

Classes start May 1. My husband at The Otter Mill even helped with their signage...we have loved watching Britt and Mollie's vision become reality and just cannot wait to see this space come to life.

If you've been looking for a reason to try something new or a place to meet people beyond the commissary, this is it.

What's YOUR favorite local spot to connect with community in Dayton? I'm always looking for new recommendations.

I used to be the one weighing trade-offs with every move—more space vs. less work, charm vs. practicality, what sounds exciting vs. what actually fits your life.

So when my newlywed first-time buyers came to me ready to find a home they could grow into, we didn't just look at houses. We walked through the real questions:

New construction vs. established neighborhoods.
Newer homes vs. older homes with character (and quirks).
More land vs. less maintenance.

We found a beautiful older home with the space they wanted. Made it through inspections. And that's when reality set in—the list of repairs, the upkeep, the projects that would eat into their time and budget as newlyweds just starting out.

Here's what had to go right: helping them see past the excitement and into their actual day-to-day. What would serve them best in this season of life?

We pivoted. Found them a 10-year-old home that gave them space, move-in readiness, and room to grow without the constant maintenance burden.

No regrets. No overwhelm. Just a home that fits.

That's what I'm here for—not just to help you find a house, but to help you think through what you're actually buying into.

What nobody tells you about selling your home before a PCS...

Everyone focuses on the new duty station. But selling the home you're leaving? That's where the stress actually lives.

Having lived the PCS cycle myself, here's what I wish someone had told me:

1. You'll feel guilty about leaving—even if you hated the assignment. Selling a home means closing a chapter, and that's emotional even when you're ready to go.

2. Buyers don't care about your PCS timeline—and they shouldn't have to. Price it right, prep it well, and give yourself more time than you think you need.

3. Empty houses show better than occupied ones—but moving out early is expensive and stressful. If you can swing it, it's worth it. If you can't, declutter like your life depends on it.

4. You'll be tempted to overprice "just to see"—don't. Overpriced homes sit. Homes that sit get stale. Stale homes sell for less than they would have if you'd priced them right from the start.

5. The closing will probably happen while you're mid-move—plan for digital signatures, power of attorney, or a closing that happens without you physically there.

This is what I help clients navigate—not just listing a house, but coordinating a sale around orders, movers, and the chaos of transition.

What's the hardest part of selling before a PCS for you? I'd love to hear it.

Friday Favorite: Anchored Baking

If you haven't been yet, Anchored Baking has quickly become one of my favorite stops.

It's the kind of place you go for a quick treat—and end up staying longer than you planned. Beyond the baked goods (which are incredible), they also offer cookie and cupcake decorating classes that are perfect for a fun outing or something different to do locally.

After 14 moves, I've learned that finding YOUR spots in a new place is what makes it start to feel like home. The coffee shop where you know your order. The park where your kids make friends. The bakery where you can grab something sweet and actually feel welcomed.

This is one of mine. It's one of those small businesses that just feels like community the moment you walk in.

What's YOUR go-to spot in the Dayton area? Drop it in the comments—I'm always looking for new places to explore.
