The Realtor-to-English dictionary. I’m going to get in trouble for this one.

“Cozy” → You will meet your partner in the hallway and one of you has to back up.

“Charming” → Old. Lovably, expensively old.

“Motivated seller” → They have already bought the other house. Make the offer.

“Bring your vision” → Bring a contractor. And a checkbook.

“Convenient to everything” → You will hear everything.

“Priced to sell” → It is not. It has been on the market 61 days.

“Won’t last long!” → It has lasted long.

“Original hardwoods throughout” → This one’s actually a flex. Keep it.

None of this is a scandal. It’s marketing, and every agent in Dayton does some version of it. But knowing what the words mean is the difference between wasting a Saturday and touring three homes genuinely worth your time.

There’s knowing the market… and then there’s remembering what was there before the neighborhood existed. 😂

I’ve watched Dayton change A LOT over the years. New neighborhoods, new schools, new roads, new businesses… and somehow I still give directions based on things that haven’t been there in 15 years.

Being a local Realtor means sometimes you get the market data AND the completely unnecessary backstory. 😂

You don’t need to know what earnest money is. You don’t need to understand an option period. You don’t need to have the whole process figured out.

Good lighting. Best angles. Absolutely no mention of the weird stuff.

And listen I LOVE beautiful listing photos. But I’m not letting them convince us the bedroom fits a king-size bed, the backyard is begging for a pool, or the street is peaceful at 5:30 on a Tuesday.

That’s what the showing is for.

We’re opening closets. Looking out windows. Checking lot sizes. Paying attention to traffic. And figuring out how the house actually lives, not just how well it photographs.

Because pretty pictures might get you in the door, but the real-life details are what matter when you’re deciding to call it home. 🏡

• The dishes in your sink when I come over
• The laundry pile you shoved into a bedroom
• Already mentally moving into a house we haven’t toured yet 😂
• Sending me a listing at 10:47 PM with nothing but “👀”
• Changing your mind about what you want halfway through the search
• Asking me something you think you “should already know”

You don’t have to know how to buy a house.
That’s literally why I’m here. 🤎

Two homes can have the same price tag and still have VERY different monthly costs. 👀

Especially if you’re a first-time home buyer, don’t stop at “How much house can I afford?” Ask what this specific house is actually going to cost you each month.

Taxes, MUDs, PIDs, HOA dues and other assessments can all matter depending on the property.

This is exactly why I want my buyers asking questions before they fall in love with the house. 🤎

First-time buyer and have no idea what questions you should even be asking? That’s okay. That’s what I’m here for.
