Buyers may inherit surviving liens, judgments, unseen repairs, occupancy problems, and other costs—all of which must be reflected in a carefully calculated maximum bid before the auction begins.

A small error in title research, property valuation, repair estimates, or resale assumptions can turn an apparent opportunity into a financial loss.

No bidding strategy can correct a flawed calculation afterward. Thorough due diligence, knowledgeable review, and an understanding of current local market conditions are essential.

Many properties should be rejected before bidding, and even careful preparation cannot eliminate every risk—especially when the property cannot be fully inspected.
