Just published my first-half 2026 Dayton housing market report and the numbers are pretty telling.

Prices in the Miami Valley have gone up every single month this year — January through April — and the year-to-date median is sitting at $257,500, which is about 8% higher than this same stretch last year. Inventory is still tight at around 1.6 months of supply, and sellers are getting 99 cents on the dollar on average. The market hasn't slowed down.

I broke it all down with the actual Dayton REALTORS® MLS numbers, a suburb-by-suburb price table (Springboro to Trotwood and everything in between), and what the major forecasters are saying about the rest of the year.

Grand opening for Ohio is very first Buckys is tomorrow, April 6! This is going to be a major deal or Ohio and the Dayton region. Not many people realize the Buckys effect, this will draw folks from many hours away, just to check it out and the community impact will be felt throughout drawing great jobs, more businesses in the surrounding area and tourism!

I’ve had a few friends ask me lately if it actually makes sense to buy a house right now or if it’s smarter to wait. Here’s my take.

We’re sitting in a weird calm before the storm. Inventory is still manageable, sellers are more realistic than they were a couple years ago, and buyers actually have leverage again. I think this window will close soon.

What a lot of people aren’t paying attention to is what’s likely coming next. There’s serious talk around changes that could bring a wave of new buyers into the market. Things like allowing 401k funds to be used toward a down payment, more flexible long term mortgage options like 40 or even 50 year terms, and portable mortgages that follow you instead of forcing a refinance every move. Whether all of it happens or not, even partial changes like that increase demand fast.

When demand jumps, prices usually follow. And when that happens, buyers lose leverage, competition ramps up, and affordability doesn’t actually improve the way people expect.
Buying isn’t about timing the market perfectly. It’s about positioning yourself before the crowd shows up. If the numbers make sense for you and you plan to stay put for a bit, buying before demand spikes can be the difference between choice and compromise.

Not saying everyone should run out and buy a house tomorrow. Just saying if it’s already on your radar, now is the time to at least have the conversation, look at the numbers, and understand your options before the window starts closing again.

If you’re PCSing into Wright Patt or even just starting to think about it, I put something together that I wish more people had access to before they moved here.

I grew up in the Dayton area and spent nine years in the Army, so I’ve been on both sides of this. Relocating on orders is stressful enough without guessing which towns are a good fit, how far the commute really is, or what taxes and schools actually look like once you’re here.

I created a free Dayton relocation guide that breaks all of that down in plain English. It covers areas north and south of base, commute times to WPAFB, schools, taxes, housing prices, parks, and the stuff you don’t find on Zillow. Places like Tipp City, Beavercreek, Fairborn, Springboro, Vandalia, and more.

This isn’t a sales thing. No pressure, no spam. Just real local info so you can make a smarter decision before you move your family halfway across the country.
