Hot take: A high GCI doesn’t automatically mean you’re building wealth.

Here’s the question:

If you stopped closing houses for 90 days, how much income would still come in?

That one will make you think. 👀

We’re taught to track GCI, volume, units and closings.

Those numbers tell us how well we’re producing.

But they don’t necessarily tell us how much wealth we’re building.

And I want to change that conversation.

Monica heard the recommendation.

She understood what the market was telling us.

But she wasn’t ready to make a change just yet.

And honestly? That happens in real estate more than you might think.

Most agents don’t have a lead problem. They have a follow up problem.

We collect names from open houses, past clients, referrals, and people who say they’re moving “sometime next year.” Then life happens, and reaching out starts to feel awkward.

EPISODE 4: HOW MUCH ARE WE TALKING? 👀🏡

Monica heard “price reduction” and immediately heard “I’m losing $25,000.” 😭

But those are NOT necessarily the same thing.

One of the biggest conversations I have with sellers is that if we’re going to adjust the price, I don’t want to reduce it just so we can say we reduced it.

I want to know what the new price actually changes.

Does it put us in front of a different group of buyers?

Does it make us more competitive against the homes buyers are comparing us to?

Does it reposition the home in a way that could create a different response from the market?

Because list price is part of the positioning strategy. It is not a guarantee of the final sales price.

And at the end of the day, my job as your Realtor is to give you the information, explain what the market is telling us and help you understand your options.

YOU still make the decision. ❤️

And Monica has made hers…

Can buyers love your house and STILL think it’s overpriced? 👀

Absolutely.

Welcome to Episode 3 of CLOSING DAY 🎬

Monica has had 10 showings and 0 offers, so now she wants to know what the buyers are actually saying.

And this is where seller feedback gets interesting.

A buyer can love your kitchen.
Love your neighborhood.
Love the house.

And still choose another one.

Because buyers aren’t just asking:

“Do I like this house?”

They’re asking:

“What else can I buy for the same money?”

At $475,000, Monica’s house isn’t competing against what Monica thinks it’s worth.

It’s competing against every other option those buyers are considering around $475,000.

That’s why I don’t just listen to showing feedback.

I look for PATTERNS.

Because feedback is helpful.

Buyer behavior is data. 🧾

And now Monica is starting to realize the buyers may actually like her house…

They just might like their other options more. 👀

So now comes the question every seller hates asking:

Do we need to change the price?

The problem?

10 SHOWINGS.
0 OFFERS.

Welcome back to CLOSING DAY 🎬

In Episode 1, Monica wanted to list her house at $475,000. I believed the comps supported closer to $430,000.

I gave her the data.
I explained the risk.
I made my recommendation.

Monica still wanted $475K.

So we listed at $475K.

Now we’re 3 days in and we already have 10 showings… but not one offer.

And this is where being a Realtor becomes more than putting a house on the MLS.

I’m watching what the market is telling us.

A rule of thumb I watch is around 10 showings with no offer. That doesn’t automatically mean we slash the price.

I want to know:

What are buyers saying?
What are they choosing instead?
How do we compare to the competition?
Is it price?
Condition?
Presentation?
Marketing?

Because sometimes 3 days gives me A LOT more information than a seller realizes.

The market is always talking. 👀

And apparently it has quite a bit to say about Monica’s house. 😂
