One of the most common mistakes I see buyers make when choosing a Dayton suburb: comparing prices on Zillow without accounting for taxes.
A $300,000 home in Springboro and a $300,000 home in Centerville are not the same monthly payment. Tax rates vary significantly between suburbs in this area, and that gap gets even wider when you start comparing Centerville to Oakwood at the $400K level. The number on the listing is just the starting point.
The other mistake? Not visiting at different times. Some of these neighborhoods are completely different on a Sunday afternoon than they are on a Saturday night. Go see them when they're actually active.
And if you've been sitting on the sidelines waiting for prices to soften, I want to be real with you. Buyers who started waiting three years ago are still waiting. The market hasn't cooperated, and in many cases the cost of waiting has outpaced any potential savings.
