This home did exactly what a first home is supposed to do.
It gave a young couple a place to land, build something together, and figure out what home means to them.

Today they closed on it for the last time.

Not because they were ready to let go. Because they were called to serve. This couple is heading overseas on a PCS move, closing one chapter and stepping into the next one together.

First home. First sale. First time doing any of this.

If you're moving to the Dayton area, Yellow Springs needs to be on your radar before you even finish unpacking.

It's 20 miles from downtown, about 20 minutes, and it's unlike anything else you'll find in this part of Ohio. Quirky arts town, strong local identity, and a community that takes real ownership of what makes it special. I grew up going on weekends and it still doesn't get old.

Glen Helen Nature Preserve has miles of trails and waterfalls. Young's Dairy has some of the best ice cream in the region, plus a petting zoo the kids will love. And Clifton Gorge was actually featured on The Great Christmas Light Show on TV, so it's worth a visit during the holidays too.

Buyers in Beavercreek and Fairborn are 15 minutes away. That kind of access is genuinely hard to put a price on. Questions about the area? I'm at 937-477-2298.

Quick Ohio lesson for anyone relocating: when someone yells "OH," you say "IO." You'll need that one.

Columbus is just over an hour from Dayton, and it brings a lot more than Ohio State to the table. Short North Arts District, Columbus Museum of Art, the Arena District, and if you're a hockey fan, the Columbus Blue Jackets call it home. Dayton buyers who travel to Columbus for work make that commute regularly without it being a major concern.

And here's one most locals don't even know: the Ohio Caverns in West Liberty are about an hour away and worth every mile. Same temperature inside no matter the season. I've been there dozens of times and still think it's one of the most underrated day trips in the state, especially for families.
Dayton sits at the center of a lot more than people expect.

If you're moving to the Dayton area, here's something that might genuinely surprise you: Ohio is one of the rollercoaster capitals of the world, and Dayton puts you right in the middle of it.

Kings Island is only 38 miles away, about a 45-minute drive. Get a membership there and you also unlock Cedar Point up north. They're sister parks, so one pass covers both. That's a serious amount of thrill for a single annual membership.

Families in Springboro, Centerville, and Lebanon already use Kings Island like a Tuesday night activity. Pick up the kids after work, ride a few coasters, grab dinner, watch the fireworks, and head home. Not a special occasion. Just life here.

North of Dayton has real opportunity that doesn't get the same attention or competition as the south and east corridors. Finding those pockets while other investors are looking elsewhere is exactly the kind of quiet edge that matters.

For families working with a $250,000 budget, I'd be looking hard at school-zoned pockets in Kettering, solid sections of Vandalia, and Tipp City, areas where you still get real value and real neighborhoods for the money.

And if you're open to something a little different, keep your eye on downtown Dayton. There is genuine innovation and development happening in the urban core right now, and I think it's more exciting than most buyers and investors realize.

Wrong.
They are not looking past the 14 laundry baskets. They are not ignoring the treadmill. And they are definitely not overlooking whatever is happening in that closet.
Here is what I actually do when I help a seller get ready to list. We go room by room together. We declutter. We depersonalize, which means grandma's wall of milestone photos from age one to 35 comes down. Nothing against grandma, it is just a lot.
The goal is to make your home feel like an Airbnb. When a buyer walks in the front door, they should feel like they could already live there, not like they are touring someone else's life.
And here is the bonus nobody talks about. While you are staging and decluttering, you are also pre-packing. So when that offer comes in and you accept it, you are already halfway out the door. That saves you serious stress at the end.
A weekend of prep can net you more money and a faster sale. That is not a guess, that is just how it works.
This is what I do. I do not just stick a sign in the yard and pick a price. I come to your home, walk through every room with you, and build a plan. Sometimes it is decluttering. Sometimes it is bringing in furniture. Sometimes it is a full virtual staging. Every home is different.

Dayton, Ohio just landed #3 in the entire country for up-and-coming tech talent and tech-focused real estate, according to CBRE and Site Selection Magazine. May 28, 2026.

Here's what that means for the local market right now: last week, 386 homes went under contract. Only 307 new homes came on the market. That's more demand than supply, and the average days on market keeps dropping week over week. When that number falls consistently, appreciation follows.

Real quick, did you know that Zillow's own CEO once sold his home for 40% less than what his Zestimate said it was worth? Not making that up. Go ahead and Google it. I'll wait.
Here's why that happens. Zillow's algorithm pulls raw data from tax records and public stats. It has no idea what you did to your kitchen. It doesn't know your neighbor just finished a full renovation. It doesn't know what the street feels like to walk down or what buyers are actually saying when they tour homes in your area.
I do.
I've been inside the homes that are on the market right now. I've seen the ones that sold and what they actually sold for. And when it's time to talk about your home, I'm sitting at your kitchen table with you, not guessing from a database.
A Zestimate is a starting point, nothing more. If you want to know what your home is actually worth in today's Dayton market, talk to someone who has been doing this for over 20 years and knows your neighborhood from the inside out.
