Did you see this story? Daytona Beach is spending over $1 million to fix sidewalks in a brand new neighborhood because they were built sloping toward the homes instead of away from them.

Standing water, slip-and-falls, the whole deal.

eXp just rolled out “coming soon” listings that are being pushed to multiple platforms… but not Zillow.

Zillow has been saying this kind of marketing hurts consumers.

One thing a lot of homebuyers are getting wrong right now:

They’re waiting for interest rates to drop much further before making a move.

The challenge is that when rates fall quickly, demand usually returns just as quickly. More buyers enter the market, competition increases, and negotiating power often disappears.

A major federal housing bill just cleared another step in Congress.

The 21st Century ROAD to Housing Act recently passed the Senate with strong bipartisan support and now moves forward in the legislative process.

The bill is aimed at addressing the national housing shortage by encouraging more development and reducing barriers that slow down new housing construction.

Some of the areas the legislation focuses on include:

• Expanding financing options for affordable housing
• Encouraging more housing supply nationwide
• Addressing the role of large institutional investors in single-family housing

The bill still has additional steps before becoming law, but it represents one of the most significant federal housing policy efforts we have seen in years.
