✍️ Understanding Buyer Agency: What you Need to Know ✍️
What is Buyer Agency? 📄
A Buyer Agency agreement is a contract you enter into after meeting with a real estate agent, signifying your agreement to work together. This document outlines the responsibilities of the real estate firm during the home-buying process, specifies the areas where you, the buyer, are searching for a property, and clarifies how the firm will represent your interests throughout the transaction and beyond.
How does it work? ✅
By signing a Buyer Agency Agreement with your agent, you’re forming a legal partnership that ensures your agent will exclusively represent your interests throughout the home buying process. This agreement confirms your agent will provide expert guidance and negotiating skills to best help you make informed decisions. Your agent can arrange private viewings, conduct comprehensive market analyses and also offer personalized advice. This agreement is typically bound by a specified timeframe, which is mutually agreed upon by you and your agent, allowing you to navigate the market with confidence and clarity.
Why is it important? ‼️
Buying a home is a significant financial decision and it’s essential to have an expert by your side. When you establish a Buyer Agency Agreement with your real estate agent, you ensure that they are fully committed to representing your best interest. Without this agreement, your agent cannot provide you with their professional insights nor advocate for you during negotiations. As of August 2024, new regulations mean that you must sign an agreement with a real estate agent before they can show you any home, this is called a Pre-Agency Agreement. This basic agreement allows an agent to unlock the property for you, but they won’t be able to offer professional opinions. Alternatively, you can choose to sign a Buyer Agency Agreement, which empowers your agent to represent you throughout the home-buying process. This agreement enables you to ask questions, receive expert feedback, and effectively allow the agent to negotiate on your behalf when you find a home you love!
